R-1 SINGLE-FAMILY

RESIDENTIAL DISTRICT

§ 154.100 INTENT AND PURPOSE.

   (A)   To provide areas for low-density residential development only, based upon such factors as existing land uses, existing or anticipated availability of public utility and other services, and physical characteristics, and to prohibit other activities which are incompatible with a residential environment.
   (B)   It is intended that large homes will be accommodated on sufficiently-large lots, and to provide safe water supply and sewage disposal, and to ensure adequate light, air, and privacy to residents consistent with the goals and policies as set forth in the village’s Comprehensive Plan.
   (C)   Outlying open space, large vacant parcels, and very low-density housing characterize this low-density, Single-Family Residential District. Areas not entirely suitable for development due to the presence of wetlands, floodplain, high-water table, drainage characteristics, or other natural restriction or characteristic would typify this density and type of development.

§ 154.101 USES ALLOWED BY RIGHT.

   (A)   Single-family dwellings; and
   (B)   Playgrounds and parks.

§ 154.102 ACCESSORY STRUCTURES AND USES.

   (A)   Home occupations; and
   (B)   Gardening.

§ 154.103 SPECIAL LAND USES.

   When specifically approved by the village’s Planning Commission, the following uses are permitted in any R-1 Residential District subject to the special requirements imposed by the Planning Commission as are necessary to achieve compatibility with other permitted uses:
   (A)   Schools and churches;
   (B)   Bed and breakfast establishments;
   (C)   Daycare facilities; and
   (D)   Farming activities undertaken pursuant to the State Right to Farm Act, and exercised in accordance with generally-accepted agricultural and management practices.

§ 154.104 HEIGHT, AREA, AND DIMENSION REGULATIONS.

   (A)   Maximum density: one unit/two acres;
   (B)   Minimum lot size: 40,000 square feet;

*When the actual front setback of buildings on adjacent lots is different than the required setback, the setback must comply with the average of the existing buildings.
 
   (D)   Minimum lot width: 100 feet;
   (E)   Maximum structure height: 30 feet; and
   (F)   Minimum floor area: 1,200 square feet. All setbacks shall be measured from the road right-of-way.

§ 154.105 GENERAL DISTRICT STANDARDS AND REQUIREMENTS.

   (A)   For corner lots, the side setbacks adjoining the street shall maintain a minimum setback of not less than 25 feet.
   (B)   Accessory structures detached from the principal structure located in the rear setback area may be constructed to not less than ten feet from the rear and side lot lines, or in accordance with the corner lot setbacks.
   (C)   No building, structure, or premises shall be used, erected, or structurally altered, except that there be provided, on the same lot as the principal use intended to be served, off-street parking spaces sufficient for two automobiles of standard size.
   (D)   No zoning permit shall be issued and no lot shall be utilized unless the same fronts on or abuts a public road, which shall serve as a right-of-way to all abutting owners and to vehicles and/or utilities.
