R-2 SINGLE-FAMILY

AND TWO-FAMILY RESIDENTIAL DISTRICT

§ 154.120 INTENT AND PURPOSE.

   The R-2 Residential Zoning District provides an area in the community where lesser-sized lots are available for small homes. Properties are characterized by smaller lots and have access to existing public roads. The primary principal uses in this area are single-family dwellings; however, duplexes could be allowed in this District where it is economically feasible; provided that standards are maintained relating to a safe water supply and sewage disposal, and to ensure adequate light, air, and privacy consistent with the goals and policies as set forth in the Comprehensive Plan. The R-2 Residential Zoning District consists of most of the existing residential areas.

§ 154.121 USES ALLOWED BY RIGHT.

   (A)   Single-family dwellings;
   (B)   Duplexes; and
   (C)   Public playgrounds and parks.

§ 154.122 ACCESSORY STRUCTURES AND USES.

   (A)   Home occupations; and
   (B)   Gardening.

§ 154.123 SPECIAL LAND USES.

   When specifically approved by the Planning Commission, the following uses are permitted in any R-2 Residential District subject to the special requirements as are necessary to achieve compatibility with other permitted uses:
   (A)   Schools and churches;
   (B)   Campgrounds;
   (C)   Daycare facilities; and
   (D)   Farming activities undertaken pursuant to the State Right to Farm Act, and exercised in accordance with generally-accepted agricultural and management practices.

§ 154.124 HEIGHT, AREA, AND DIMENSION REGULATIONS.

   (A)   Maximum density: three units/acre;
   (B)   Minimum lot size: 15,000 square feet;
   (C)   Setbacks:

*When the actual front setback of buildings on adjacent lots is different than the required setback, the setback must comply with the average of the existing buildings.
 
   (D)   Minimum lot width: 75 feet;
   (E)   Maximum structure height: 30 feet; and
   (F)   Minimum floor area: 1,100 square feet. All setbacks shall be measured from the road right-of-way.

§ 154.125 GENERAL DISTRICT STANDARDS AND REQUIREMENTS.

   (A)   For corner lots, the side yard adjoining the street shall maintain a minimum setback of not less than 25 feet.
   (B)   Accessory structures detached from the principal structure located in the rear yard area may be constructed to not less than ten feet from the rear lot line and ten feet from the side lot lines, or in accordance with the corner lot setbacks.
   (C)   No building, structure, or premises shall be used, erected, or structurally altered except that there be provided, on the same lot as the principal use intended to be served, off-street parking spaces sufficient for two automobiles of standard size for each dwelling unit.
   (D)   No zoning permit shall be issued and no lot shall be utilized unless the same fronts on or abuts a public road, which shall serve as a right-of-way to all abutting owners and to public vehicles and/or utilities.
