A Agriculture zoning district.
(a)
Permitted uses and structures.
(1)
Single-family dwellings, excluding mobile homes.
(2)
Agriculture, horticulture, and general farming, including pasturage, livestock stables, nurseries, greenhouses, truck gardening, and similar enterprises and uses; provided however that livestock permitted herein shall not include the raising of hogs and/or poultry raising of more than ten chickens.
(3)
Home occupations; provided that:
a.
Such occupations shall be carried on within the main building by a person resident within the building.
b.
No person not a resident on the premises shall be employed in the conduct of such business.
c.
Such occupations shall be clearly incidental and secondary to the use of the building for residential purposes.
d.
The external appearance of the building shall not be changed as a result of the conduct of the occupation and there shall be no external evidence of such occupation on the building.
e.
No outside display, storage or use of land is permitted.
f.
No mechanical equipment shall be used on the premises, except such that is normally used for purely domestic or household purposes, nor shall it create levels of noise, vibration, glare, fumes, odors or electrical interference detectable to the normal senses outside the dwelling unit in excess of that normally associated with household uses.
g.
No commodity or goods not produced on the premises shall be sold on the premises nor displayed or warehoused on the premises for sale elsewhere. This does not preclude taking orders for sales or provisions of services offsite.
h.
No traffic shall be generated by such home occupation in greater volume than would normally be expected from the principle use.
(4)
Parks, playgrounds, golf courses and other recreation facilities.
(5)
Churches and their educational buildings.
(6)
Licensed day care facilities.
(7)
Public and private schools of general education.
(8)
Yard sales, as permitted by the city; provided that:
a.
The permit shall be issued by the city for a period of three consecutive days and shall not be transferable. In the event inclement weather prohibits the use of the permit for 50 percent or more of the permit period, upon request of the owner, the city clerk may extend the permit for the period of the said weather conditions prohibited the use of the permit.
b.
No yard sale shall be permitted on applicant's premises within 180 calendar days of the expiration of prior permit issued therefor.
c.
Yard sales between the hours of 7:00 p.m. and 7:00 a.m. are prohibited.
(9)
Governmental uses and public facilities.
(10)
Veterinarian clinics and kennels.
(11)
Accessory structures and uses customarily incidental and subordinate to the principal use or structure and located on the same lot with such principal use or structure, including private garages, utility, storage or tool buildings and the like.
(12)
Cemeteries, subject to the provisions of F.S. ch. 497.
(b)
Prohibited uses and structures. All uses and structures not specifically permitted in this district.
(c)
Minimum floor space.
(1)
Enclosed space—1,000 feet of living space.
(2)
Ratio of width to depth shall be not less than 1:4.
(d)
Minimum lot requirements. The minimum lot area is 217,835 square feet (five acres).
(e)
Maximum lot coverage by all buildings. The maximum lot coverage by all buildings shall be 25 percent.
(f)
Minimum yard requirements.
(1)
Front yard setbacks. There shall be a front yard of not less than 50 feet measured from the street line to the front wall of the main building. Where lots comprising 40 percent or more of the frontage between two streets are developed with buildings having an average front yard with a variation of not more than six feet, no building hereafter erected or structurally altered shall project beyond the average front yard established.
(2)
Side yard setbacks. There shall be a side yard on each side of a dwelling of not less than 25 feet, except that any side yard abutting a street shall have a minimum width of 20 feet measured from the street line.
(3)
Rear yard setbacks. There shall be a rear yard not less than 50 feet in depth.
(g)
Maximum height feet and stories. Buildings shall not exceed 30 feet in height or more than two stories.
