C-1 Office/professional zoning district.
(a)
Permitted uses and structures. In the C-1 office/professional zoning district, except for recreational uses provided in subsections (a)(15) and (16) herein, all uses shall be done within a completely enclosed building and no building or premises shall be used, and no building shall be erected or structurally altered which is arranged, intended or designated to be used for other than one or more of the following uses:
(1)
Banks and other financial businesses.
(2)
Beauty and barber shops.
(3)
Churches and other religious institutions, including their educational buildings.
(4)
Duplicating services.
(5)
Florist shops.
(6)
Food service.
(7)
Government uses and public facilities.
(8)
Health clubs.
(9)
Interior decorating shops.
(10)
Medical and dental offices; provided that the hours of operation are not earlier than 8:00 a.m. and not later than 6:00 p.m. and that square footage is less than 4,000 feet.
(11)
Philanthropic, institutional or organization offices.
(12)
Photographic studios.
(13)
Professional offices for lawyers, accountants, surveyors, engineers and similar professions.
(14)
Travel agencies.
(15)
Community buildings, parks, picnic areas, other recreational uses.
(16)
Licensed day care facilities.
(17)
Office supply.
(18)
Pharmacy.
(19)
Video rentals.
(20)
Public and private schools of general education.
(21)
Dance studio.
(22)
Newsstands.
(23)
Antique shops.
(24)
Restaurants, not including drive-in facilities; provided said restaurants provide seating of 50 seats or less.
(25)
Shoe repair.
(26)
Home cleaning services.
(27)
One single family residential use shall be permitted as a principle use or as an accessory use to an approved non-residential use. As an accessory use, the residential use shall be located and maintained within the structure shared with the non-residential use. Access to the residential use may be accomplished through a separate door, stairway, or similar architectural feature. No minimum area requirements are applicable for the single family residential use. When the single family residential use is the principle use, the dwelling shall comply with the minimum yard requirements and maximum height and stories standards contained in the (R-1) Rural Residential Zoning District.

Data processing services.
(b)
Maximum floor space.
(1)
The floor area ratio of nonresidential buildings shall not
exceed .50.
(c)
Lot requirements.
(1)
There is no minimum area or minimum dimensions for nonresidential development. A minimum of 20 percent of the site must be landscaped and not covered with an impervious surface.
(d)
Building setbacks. Front: 25 feet; side: ten feet; rear: ten feet.
