The purpose of the Industrial District is to designate those areas in the Borough best suited for industrial development because of location, topography, existing facilities and the relationship to other land uses.
§ 173-80 Permitted uses.
Permitted uses in the Industrial I District are as follows:

§ 173-81 Permitted accessory uses.
Permitted accessory uses in the Industrial I District are as follows:
Accessory storage within a wholly enclosed permanent building, of materials, goods and supplies intended for sale, processing or consumption upon the premises.

§ 173-82 Special exceptions.
The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in Articles XIV and XX herein:
Storage of materials, goods and supplies outside of a building as an accessory to permitted use, provided that no storage space shall be located within the front yard nor within 25 feet of a side lot line or rear lot line and further, that no such outside storage shall be for the primary purpose of displaying for sale or advertising benefit other than signs.
Unless otherwise specified herein, minimum lot area and width shall be based upon required setbacks, coverage, parking, loading/unloading, and availability of public water and sanitary sewer and other applicable standards.
Lot area, lot width and coverage requirements for any residential use permitted in this district shall be in accordance with such standards as set forth in Article IX herein.
§ 173-86 Setback regulations.
The following setback regulations apply to all uses permitted within this district unless otherwise specified herein:
Both: 25 feet, except when abutting a Residential District, then the side yard requirement shall be 35 feet on each side.
§ 173-87 Off-street parking and access.
Off-street parking and access shall be provided in accordance with Article XVI herein and the Bradford County Subdivision and Land Development Ordinance, as amended.
