ARTICLE VII

Conservation C District

§ 173-33 Intended purpose.

The Conservation C District is designed to protect areas in the Borough for preservation and conservation of the natural environment, permit and encourage the retention of forested and steep sloped areas, water and wildlife resources while permitting public and recreational uses. This district also includes public uses such as the Sayre Public Works Department, the Sayre Recycling Center, public schools, and private schools.

§ 173-34 Permitted uses.

Permitted uses in the Conservation C District are as follows:
A. 
Parks.
B. 
Public uses (cemeteries).
C. 
Recreation, public.
D. 
Schools and playgrounds.
E. 
Open space.
F. 
Public grounds.
G.

§ 173-34.1 Conditional uses.

Conditional uses in the Conservation C District are as follows:
A. 
Water withdrawal facility (railway and pipe only).

§ 173-34.2 Mandatory criteria for certain uses within District.

Water withdrawal facility: See criteria set forth in Article XXI, Regulation of Oil and Gas Operations, § 173-148D.

§ 173-35 Height regulations.

The height of a principal building shall not exceed 30 feet.

§ 173-36 Lot area, lot width and impervious coverage regulations.

Unless otherwise specified herein, lot area, lot width and impervious coverage requirements of the following dimensions shall be provided for each structure or use hereafter erected, established or altered for any use permitted within this district:
A. 
Lot area: 300 x 100 feet; 30,000 square feet.
B. 
Minimum lot width:
(1) 
Building setback line: 50 feet.
C. 
Coverage regulations:
(1) 
Twenty percent of the lot will be for building coverage.
(2) 
Fifty percent of the lot will be for open space.
(3) 
Thirty percent of the lot will be for parking.

§ 173-37 Setback regulations.

The following setback regulations apply to all uses permitted within this district otherwise specified herein.
A. 
Front yard: Fifty feet.
B. 
Side yard: Twenty feet.
C. 
Rear yard: Fifty feet.
D. 
Buffer yards shall be provided for in accordance with § 173-93 herein.
E. 
For permitted yard reductions refer to § 173-92 herein.

§ 173-38 Off-street parking and access.

Off-street parking and access shall be provided in accordance with Article XVI herein and the Bradford County Subdivision and Land Development Ordinance, as amended.
