Services District
The public services district is a special designation to address public-related uses in the downtown, accommodating these uses effectively and efficiently while considering the compatibility of adjacent residential/commercial uses. This district appropriately located in the downtown is intended to facilitate local, state, and federal facilities, service providers, and other uses that primarily provide a public service. Provisions should ensure the buildings reflect the character of the community, would be designed and function in an aesthetically pleasing manner, and encourage interaction between the public use and businesses located in the downtown, provide support and facilitate commerce. All uses as listed in the land use matrix, Section 20.06.030 of this title regulating the underlying zoning district, and as follows:
A. Administrative government offices, such as city, county, state, and federal agencies.
B. Post offices.
C. Fire stations and associated facilities.
D. Community halls and meeting rooms.
E. Public parks and common open space.
F. Juvenile detention and adult jail facilities.
G. Public utility service providers’ offices and facilities.
H. Museums.
I. Libraries.

Conditional uses as listed in the land use matrix, Section 20.06.030 of this title, regulating the underlying zoning district, and as follows:
A. Assisted living facilities.
B. Private business and professional offices.
C. Convalescent centers and facilities.
D. Churches.
E. Private indoor recreation and entertainment facilities, excluding pubs, bars, nightclubs or similar facilities that serve alcohol.
F. Public and private schools.
G. Off-site parking facilities (lots) to serve a permitted use (in excess of required on-site parking). (Ord. 1713-1207 § 3 (part), 2007)
A. Minimum lot area: six thousand square feet.
B. Front yard: minimum ten feet.
C. Side yard: minimum ten feet.
D. Flanking street: minimum ten feet.
E. Rear yard: minimum ten feet; except at alley, three feet.
F. Maximum building coverage: sixty percent.

Signage shall conform to the city of Shelton sign regulations. See Chapter 20.38. (Ord. 1713-1207 § 3 (part), 2007)
New development shall provide vehicle parking and landscaping in conformance with Chapter 20.40. (Ord. 1713-1207 § 3 (part), 2007)
