Boundaries that appear to approximately follow the center line of a street, highway, or alley shall be construed to follow such center line.

Boundaries that follow plotted lot lines shall be construed as following such lot lines. Where district boundaries are extensions of lot lines or connect the intersection of lot lines, such lines shall be said district boundaries.

Boundaries that appear to approximately follow a municipal boundary line shall be construed as following municipal limits.

Boundaries that appear to approximately follow the center line of streams or other bodies of water shall be construed as such center line.

Boundaries that are parallel to or extensions of features indicated in Subsections A through D above shall be so construed.

Where physical or cultural features existing on the ground are at variance with those shown on the Zoning Map or in other circumstances not covered above, the Borough Zoning Hearing Board shall interpret the location of the district boundary.

No building, structure, or land shall hereafter be used or occupied and no building or structure or part thereof shall hereafter be erected, constructed, reconstructed, moved or structurally altered unless in conformity with the regulations herein specified for the district in which it is located.

No building or other structure shall hereafter be erected or altered:

No part of a yard or other open space or off-street parking or loading space required about or in conjunction with any building for the purpose of complying with this chapter shall be included as part of a yard, open space, or off-street parking or loading space similarly required for any other building.

No yard or lot existing at the time of passage of this chapter shall be reduced in dimension or area below the minimum requirements set froth herein. Yards or lots created after the effective date of this chapter shall meet the regulations set forth in this chapter.

All territory which may hereafter be annexed to the Borough shall be considered to be zoned in the same manner as the contiguous territory within the previous Borough limits until otherwise classified.

Residence District (R-1). The purpose of the Residence District is to retain the character of the residential areas of the Borough, to allow appropriate infill development and accessory uses and structures that are in keeping with the characteristics of the neighborhoods.

Residence-Commercial District (RC). The Residence-Commercial District is intended to provide for the commercial aspects of a community that coexist in harmony with residential units. A variety of commercial and service businesses are permitted in this district along with residential units as is customary for a small town. Commercial businesses should be developed at a size and scale that is in keeping with the residential units.

High-Density District (HD). The purpose of this district is to provide the opportunity for a variety of housing types at a density that is higher than what is typical for Silverdale Borough. A residential development in this district is required to reserve a portion of the tract as permanent open space. The open space protects areas of natural resources and provides areas for the residents to use for passive and active recreation.

Institutional/Industrial District (I/I). The Institutional/Industrial District will provide for various nonresidential uses in the Borough to provide a broad range of business opportunities. The types of uses and the physical scale of the businesses should be consistent with the character of the Borough.

Mixed Use Overlay District (MUO) shall be a special overlay applicable to a portion of the RC Residential Commercial zoning district as identified on the Silverdale Borough Zoning Map, as amended and shall follow all requirements as set forth in Article XVI hereto.
