Dimensional Requirements
§ 340-21 Lot area or yard required.
The lot or yard requirements for any new building or use shall not include any part of a lot that is required by any other building or use to comply with the requirements of this chapter. No required lot or area shall include any property, the ownership of which has been transferred subsequent to the effective date of this chapter, if such property was a part of the area required for compliance with the dimensional requirements applicable to the lot from which such transfer was made.

§ 340-24 Exceptions for existing alignment.
If the alignment of existing buildings on either side of a lot within a distance of 50 feet of the proposed building and fronting on the same side of the same street in the same block is nearer to the street than the required front yard depth, the Borough Council may accept the average of such existing alignment within that distance as the required front yard, but in no case shall the front yard be less than 20 feet.
§ 340-25 Projections into yards.
Ground-story bays, porches, and chimney flues may project into required yard area no more than four feet. Such projections shall not occupy more than 1/3 of the length of the building wall. Cornices and gutters may project not more than two feet over a required yard. Fire escapes may be permitted in accordance within this section in side or rear yards only.
§ 340-26 Accessory buildings in yards.
A.
Accessory buildings or structures shall not be permitted within required front yards.
B.
Accessory buildings or structures shall comply with required side yards.
C.
Accessory buildings or structures shall not be located closer to the rear property line than the required minimum side yard for that district.
§ 340-27 Fences and terraces in yards.
The yard requirements shall not apply to fences, hedges, or walls less than six feet in height above the natural grade, nor to terraces, steps, uncovered-unenclosed porches, nor to similar features less than three feet above the level of the floor of the ground story.
§ 340-28 Building height regulations.
Maximum height regulations shall not apply to farm buildings, church spires, chimneys, or other structures built above the roof and not devoted to human occupancy.
§ 340-29 Traffic visibility across corners.
A.
In all districts, no structure, fence, planting or other obstruction shall be maintained between a plane two feet above curb level and a plane seven feet above curb level so as to interfere with traffic visibility across the corner within that part of the required front or side yard which is within a triangle boundary formed by the two street lines and a straight line drawn between points on each such line 25 feet from the intersection of said lines or extension thereof. When one or both streets which form the intersection are classified as collector or arterial highways, the sight triangle bounded by the two street lines and a straight line drawn between points on such line shall be 50 feet from the intersection of said lines or extension thereof.
B.
At each point where a private accessway intersects a public street or road, a clear-sight triangle of 10 feet, measured from the point of intersection of the street line and the edge of the accessway, shall be maintained, within which vegetation and other visual obstructions shall be limited to a height of not more than two feet above the street grade.
§ 340-30 Front and side yards of corner lots.
On a corner lot, the street side yard shall equal the required front yard for lots facing that street.
§ 340-31 Compliance.
All uses, activities, subdivisions and/or land developments proposed within Silverdale Borough shall comply with the Table of Dimensional Requirements set forth in the following section.
§ 340-32 Table of Dimensional Requirements. [1]
The standard in the Table of Dimensional Requirements shall apply in the specific districts, and all requirements must be met for the district. These standards may not be as restrictive as other sections of this chapter; the more-restrictive shall always govern.
