ESTABLISHMENT OF DISTRICTS
The boundaries of the aforementioned districts are hereby established as shown on a map entitled "Official Zoning Map, City of Smyrna, Georgia" dated August 30, 2021, and certified by the city clerk. Said map and all explanatory matter depicted thereon is hereby made a part of this ordinance and shall be on file in the office of the city clerk.

Where uncertainty exists with respect to the location of the boundaries of any of the aforementioned districts as shown on the zoning map, the following rules shall apply:
(603.1) Where district boundaries are depicted as approximately following the centerlines of streets or highways, street or highway right-of-way lines or such lines extended, such centerlines or street or highway right-of-way lines shall be construed to be such boundaries.
(603.2) Where district boundaries are so depicted that they approximately follow the legal lot lines, such lot lines shall be construed to be said boundaries.
(603.3) Where district boundaries are so depicted that they are approximately parallel to the centerlines of streets or highways, or rights-of-way of same, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the zoning map. If no distance is given, such dimension shall be determined by the use of the scale shown on said zoning map.
(603.4) Where a district boundary line divides a lot in single ownership at the time of enactment of this ordinance, the district requirements for the least restricted portion of such lot shall be deemed to apply to the whole thereof, provided that such extensions shall not include any part of such or more than 35 feet beyond the district boundary line.
(603.5) In case any further uncertainty exists, the mayor and council shall determine the location of boundaries.
If, in accordance with the applicable provisions of this ordinance, changes are made in district boundaries or other subject matter portrayed on the zoning map, such change shall be indicated on the official zoning map promptly after the amendment has been approved by the mayor and council.
Any parcel or parcels of land annexed to the City of Smyrna shall be designated the zoning district classification, which is most similar to and consistent with the Cobb County zoning district classification, applying to said property at the time of its annexation. The property or parcel shall be subject to the requirements of that district until the planning commission makes a recommendation regarding the existing classification to the nearest similar use of the land. The planning commission shall have 60 days from the official date of annexation to make its recommendations. In the event that the commission does not provide a recommendation within 60 days, the parcel or parcels shall retain the zoning district classification designated upon annexation.
If the planning commission recommends a change in the zoning district classification of the parcel or parcels from the one designated upon annexation, then the mayor and council shall review the proposed change in accordance with the provisions of article XV.
