ARTICLE XV

I-G GENERAL INDUSTRIAL DISTRICT

Sec. 15.1.- Uses permitted.

No building, structure, land or water shall be used except for one or more of the following uses:

1.

Any manufacturing and processing uses (unless provided for as a special exception herein).

2.

Business office accessory to the primary industrial use.

3.

Warehouse accessory to the primary industrial use.

4.

Restaurant/cafeteria accessory to a primary industrial use.

Temporary uses:

1.

Temporary amusement rides, carnivals, circus, revival tents subject to the following:

a.

Duration. The temporary facility shall not be permitted for a period exceeding seven (7) consecutive calendar days. If the time request exceeds seven (7) consecutive calendar days, the applications shall be treated as a special exception subject to commission approval.

b.

Application. The applicant shall provide the city commission with a letter from the property owner stating his consent and shall also provide an agreement to return the property to an orderly and sanitary condition.

c.

Setbacks. No building, mobile home, trailer, vehicle, tent, mechanical device, or animal shall be located closer than one hundred (100) feet from any property line.

d.

Frontage. The minimum frontage shall be five hundred (500) feet on a public road.

e.

Access. The primary access shall be from a major street or arterial and shall not cause traffic to flow through nearby residential areas. Backout parking directly onto a public street is prohibited.

f.

Parking. One space per four (4) seats if activity is primarily enclosed or ten (10) spaces per acre of ground occupied by amusements, or fifty (50) spaces, whichever is greater.

g.

Lighting. Lighting to illuminate the premises of any advertisement, directional sign or amusement shall be so designed as to shine only on the subject use [sic] (11) p.m.

h.

Noise. Sounds emanating from the temporary use shall not adversely affect surrounding residential property.

2.

Auto service station with or without mechanical repairs.

3.

Bulk storage, gas and oil.

4.

Chemicals, manufacturing and warehousing.

5.

Dead animal reduction.

6.

Engine testing.

7.

Explosives, manufacturing and warehousing.

8.

Exterminator, manufacturing and warehousing.

9.

Fertilizer manufacturing.

10.

Foundry and steel or metal fabricating and manufacturing.

11.

Petroleum and coal derivatives, manufacturing and storage.

12.

Asphalt and concrete mixing and product manufacturing.

13.

Pump and paper products manufacturing.

14.

Public and private utility services and accessory buildings and structures including but not limited to the following:

Telephone exchange building and work center.

Gas and water regulation station.

Electric power and light substation.

Sewage treatment plant.

Sewage pumping station.

Water tower, storage tank reservoir, treatment plant.

Incinerator.

Sanitary landfill.

Refuse and garbage transfer station.

Refuse and garbage dumps.

15.

Governmental services and accessory buildings and structures including but not limited to the following:

Police stations.

Fire stations.

Libraries.

16.

Radioactive materials, manufacturing or use of.

17.

Rendering plant.

18.

Salvage and junkyards.

19.

Planned industrial park developments.

20.

Smelting.

21.

Commercial AM/FM radio, television, microwave, transmission and relay towers and accessory equipment and buildings.

22.

Transportation and multi-mode terminals.

23.

Excavation and removal of muck, sand, shell, rock, soil, or other extractive material.

Sec. 15.2. - Property development regulations.

1.

Lot area and dimensions.

Minimum area: two (2) acres.

Maximum Area: unlimited.

Depth: 200 feet.

Width: 200 feet.

Frontage: 200 feet.

2.

Minimum yard setback requirements.

Front: 45 feet.

Side (interior): 20 feet.

Side (corner): 45 feet.

Rear: 20 feet.

3.

Total floor area and maximum building height.

Maximum total floor area: 45% of the total lot area.

Maximum building height: 35 feet.

Exception. All industrial developments requiring a height greater than thirty-five (35) feet shall be permitted provided the minimum setbacks are in addition to a three-foot setback for all yards for each story above thirty-five (35) feet.

Sec. 15.3. - [Special regulations.]

Special regulations, such as:

1.

Access;

2.

Off-street parking;

3.

Off-street loading;

4.

Parking, storing, keeping of commercial and recreational vehicles;

5.

Landscaping;

6.

Fences and walls;

7.

Performance standards;

8.

Signs;

must be complied with.
