TOWN CENTER USES

Definition: Residential and non-residential uses meeting the day to day convenience shopping and service needs of persons residing in the district and adjacent residential areas. In addition, uses meeting the needs of users of mass transportation. This district is intended to provide commercial uses that are on a more intimate, pedestrian-oriented scale than those commercial uses located in the GB district.

Planned unit development: All new development within the town center district is subject to the planned unit development requirements as provided in specification G, irrespective of the size of the development. All new development with the town center district is also subject to review by the village's architect for compliance with the town center guidelines and master plan as delineated below. The developer is responsible for the cost of architectural review.

Permitted uses:

1.

Attached single-family dwellings.

a.

Attached single-family dwellings may be located at ground level up to three (3) stories in height.

b.

Building style must be compatible with the design guidelines for the town center district and the town center master plan which is part of this specification.

Floor area: Not less than one thousand two hundred fifty (1,250) square feet of finished living area.

Height of buildings: Forty-eight (48) feet or three (3) stories.

Front yard: As delineated on the town center master plan .

Accessory building, uses permitted:

a.

Private garages. All garages shall be at the rear of residential units. No accessory buildings allowed except garages.

Landscaping: Approved landscaping is required for all new residential developments and specifications for such landscaping shall be pursuant to the town center design guidelines in this specification.

Vehicle parking space: Attached single-family residential developments must provide a minimum of two (2) spaces per unit.

2.

Commercial businesses.

Definition: Commercial uses primarily of a retail, service, dining and adult educational nature.

Permitted uses: Business uses shall only be allowed on the ground floor in the town center district.
