CHAPTER 5

R-2 RESIDENTIAL DISTRICT

11-5-1: PURPOSE:

The purpose of this district is to provide an appropriate setting for single-family homes. (Ord., 10-14-2008)

11-5-2: USES:

   A.   Permitted uses:
      Detached residential accessory uses (garages, utility shed, etc.).
         1.   Maximum of two (2) detached structures, including not more than one detached garage.
      Home occupation.
      Single-family detached dwelling. (Ord., 10-14-2008)
   B.   Special uses: (See section 11-18-7 of this title for special use procedures and standards.)
      Bed and breakfast.
      Churches.
      Duplex, two (2) attached dwellings on one parcel.
      Model homes and real estate sales offices in model homes, subject to the following limitations: only for sales within the same subdivision, and only for a period of twenty four (24) months from final plat approval.
      Municipal facilities and uses, including recreational buildings, administration/village hall facilities, and community centers, provided such buildings shall be located not less than fifty feet (50') from any lot in a residential district.
      Noncommercial athletic fields and play fields.
      Outdoor public educational facilities.
      Parks, trails and playgrounds.
      Police, fire, and EMS stations (provided that they are not located less than 50 feet from any other lot in a residential district).
      Professional services that bring customers to the property and primarily serve local residents, including, but not necessarily limited to: barbershops and hairdressers; child or adult care; insurance agents, brokers, and services; accounting, auditing, and bookkeeping; attorneys; computer services; photography studios; real estate agents and brokers; physicians, dentists, optometrists and chiropractors; reupholstery and furniture repair; and tailor shops, dressmaker shops, and shoe repair shops.
      Schools.
      Single-family attached dwellings: maximum of two (2) attached units sharing a party wall at the property line; where this special use is approved, lot width may be reduced to sixty feet (60') and lot size to seven thousand (7,000) square feet without requiring a variance.

11-5-3: LOT SIZE REGULATIONS:

Every lot hereafter created in this district shall conform to the following minimum requirements:
   A.   Area: Not less than eight thousand (8,000) square feet.
   B.   Width: Not less than eighty feet (80'). (Ord., 10-14-2008)

11-5-4: YARD AND SETBACK REGULATIONS:

Every building hereafter erected or enlarged in this district shall provide and maintain a setback from the property line in accordance with the following:
   A.   Principal Structure:
      1.   Street yard: Not less than twenty feet (20').
      2.   Side yard: Not less than ten feet (10').
      3.   Rear yard: Not less than twenty feet (20'). (Ord., 10-14-2008)
   B.   Accessory Structures:
      1.   Street yard: No accessory structure permitted closer to a public street than the principal structure, with the exception of an attached porch or deck used for access to the principal structure and within applicable setbacks. (Ord. 536, 11-9-2010)
      2.   Side yard: Not less than five feet (5').
      3.   Rear yard: Not less than five feet (5'). (Ord., 10-14-2008)

11-5-5: BULK REGULATIONS:

Every building hereafter erected or enlarged in this district shall not exceed the following height and bulk limits:
   A.   Permitted Uses: Not more than thirty feet (30') in height.
   B.   Special Uses: Maximum height limitations shall be specified with the granting of a special use permit. (Ord., 10-14-2008)

11-5-6: SIGNS:

Signs may be provided in accordance with chapter 13 of this title. (Ord., 10-14-2008)

11-5-7: OFF STREET PARKING AND LOADING:

Off street parking and off street loading shall be provided as required or as permitted by chapter 15 of this title. (Ord., 10-14-2008)
