CHAPTER 5

RESIDENTIAL DISTRICTS

11-5.1-1: PURPOSE AND POLICY:

The R-0 district is designed to provide for a very low density environment. To preserve and protect this district, limited nonresidential uses consistent with the purpose of this district may be allowed either as accessory or special uses. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.1-2: DESCRIPTION:

The R-0 single-family residence district will be located in the far west quadrant of the village. This area includes existing large lot subdivisions. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.1-3: PERMITTED USES:

The following uses are permitted in the R-0 single-family residence district:
   Residential uses:
   Community residences.
   Single-family detached dwellings. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.1-4: SPECIAL USES:

The following uses may be permitted in the R-0 single-family residence district when authorized by the village board pursuant to the procedures in this title:
   Daycare.
   Planned unit developments.
   Public, quasi-public and governmental uses:
   Elementary schools, public.
   Forest preserves, conservation areas.
   Junior high and high schools, public.
   Parks and playgrounds.
   Recreational uses:
   Country clubs including golf courses and other recreational facilities but not including restaurants open to the public.
   Golf courses, standard or par 3 but not including miniature golf or driving ranges.
   Horse stables on lots of not less than ten (10) acres.
   Religious institutions:
   Places of worship.
   Religious retreats on an area of not less than twenty five (25) acres. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.1-5: TEMPORARY USES:

In the R-0 single-family residence district, the following uses may be permitted as temporary uses:
   Contractor's office and equipment sheds.
   House and garage sales.
   Real estate sales offices and model units. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.1-6: ACCESSORY USES:

In the R-0 single-family residence district, accessory uses and structures as regulated by section 11-4-4 of this title may include the following:
   Air conditioners.
   Antennas.
   Dog runs.
   Electric vehicle charging stations.
   Fallout shelters.
   Fences as otherwise regulated by this title.
   Garages and carports.
   Greenhouses for personal not commercial uses.
   Home occupations as regulated by this title.
   Piers and boat docks.
   Satellite dishes as detached accessory uses only.
   Swimming pools for the exclusive use of the residents and their guests and subject to the fencing requirements of the village.
   Toolsheds and similar storage facilities.

11-5.1-7: BULK REGULATIONS:

In the R-0 single-family residence district, all uses and structures shall conform to the following bulk regulations:
   A.   Minimum Lot Area:
      1.   Every single-family detached dwelling unit shall be provided with a lot area of not less than forty thousand (40,000) square feet.
      2.   For special uses, a minimum lot area of greater than forty thousand (40,000) square feet may be required.
   B.   Minimum Lot Width:
      1.   Every lot used for a single-family detached dwelling unit shall be provided a minimum lot width of one hundred fifty feet (150').
      2.   For special uses lot widths of greater than one hundred fifty feet (150') may be required.
   C.   Minimum Yards: The following minimum yards shall be continuously provided and maintained:
      1.   Front Yards: A front yard of not less than fifty feet (50').
      2.   Interior Side Yards: A side yard on each side of the principal building shall be required each of which shall be not less than twenty feet (20').
      3.   Corner Side Yard: A side yard along the street side of a lot of not less than fifty feet (50') shall be continuously provided and maintained.
      4.   Reverse Corner Side Yard: A side yard along the street of a lot of not less than fifty feet (50') shall be continuously provided and maintained.
      5.   Rear Yard: A rear yard of not less than fifty feet (50') shall be continuously provided and maintained.
   D.   Maximum Lot Coverage: The total ground area occupied by the principal structure and all accessory structures shall not exceed thirty five percent (35%).
   E.   Maximum Building Heights: No building or structure shall exceed forty feet (40') in height.
   F.   Minimum Unit Size: A minimum unit size of two thousand five hundred (2,500) square feet must be provided.
   G.   Maximum Floor Area Ratio: The total FAR for units undergoing replacement, modification or conversion shall be forty percent (40%) of the total lot area, except that if the conversion occurs on a lot of less than seven thousand eight hundred (7,800) square feet or where an approved planned unit development exists, the FAR shall be forty five percent (45%) of the total lot area.
   H.   Regulation Beyond Minimums:
      1.   For special uses yards in excess of the otherwise noted minimums may be required.
      2.   No accessory uses shall be placed, erected or structurally altered so as to be placed closer than twenty feet (20') from principal structure and ten feet (10') from any lot line. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.1-8: DISTRICT STANDARDS:

All of the property located in the R-0 residential district is subject to the general standards and regulations of this title. Property located in this district is also subject to the following:
   A.   Access To Nonresidential Districts: Property used for residential purposes in the R-0 district shall not be used as a driveway or other vehicular access to any land which is located in a commercial or industrial district.
   B.   Commercial Vehicle Parking: Parking or storing of not more than one commercial vehicle other than to load or unload deliveries or to render a service outside of a garage shall be permitted. Said commercial vehicle shall not be more than a four (4) wheeled vehicle and have a maximum net weight of one ton. Individual equipment or material of a commercial nature that may be trailed by or attached to any motorized vehicle shall not be permitted to be separately stored in the open, in addition said equipment or material that produces noxious odors, sounds, or is a safety or health hazard shall not be permitted attached or unattached to any motorized vehicle.
   C.   Parking And Loading Facilities: Off street parking and loading shall be provided in accordance with chapter 9 of this title.
   D.   Signs: Signs shall conform to the applicable requirements of chapter 10 of this title. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.2-1: PURPOSE AND POLICY:

The R-1 single-family residence district is designed to provide for relatively large lots within otherwise developed areas of the community. This district is intended to provide a greater option of lifestyles and housing choices than has been otherwise available. To protect the character of this district nonresidential uses consistent with the purpose of this district may be allowed either as accessory uses or as special uses. 11-5.2-2: DESCRIPTION:

The R-1 single-family residence district will be located in the western section of the village. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.2-3: PERMITTED USES:

Residential uses:
Community residences.
Single-family detached dwelling. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.2-4: SPECIAL USES:

The following special uses may be permitted in the R-1 single- family residence district when authorized by the village board in accordance with the procedures as set forth in this title:
Educational uses:
Colleges, universities and junior colleges.
Elementary schools.
High schools.
Junior high schools.
Nursery schools and camps, not as home occupations.
Planned unit developments.
Public and quasi-public uses:
Cemeteries.
Field houses and gymnasiums.
Forest preserves.
Government uses and buildings.
Libraries.
Parks and playgrounds.
Recreational uses:
Community center buildings, clubhouses, recreational buildings, swimming pools, handball, racquetball and tennis facilities owned and operated by the residents of a residential development.
Country clubs, including golf courses, tennis courts, swimming pools and other similar recreational facilities.
Golf courses, regulation or par 3 but not including miniature golf or driving ranges.
Recreational clubs including tennis, handball, racquetball, and swimming owned and operated by and for the membership, but not including gun clubs or shooting ranges.
Religious:
Places of worship.
Residences for religious personnel.
Similar and compatible uses as authorized by the village board of trustees. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.2-5: TEMPORARY USES:

In the R-1 single-family residence district, the following uses may be permitted as temporary uses:

11-5.2-6: ACCESSORY USES:

In the R-1 single-family residence district, accessory uses and structures as regulated by section 11-4-4 of this title may include the following:

11-5.2-7: BULK REGULATIONS:

In the R-1 district, all uses and structures shall conform to the following bulk regulations:
   A.   Minimum Lot Area:
      1.   Every single-family detached dwelling unit shall be provided with a lot area of not less than twenty thousand (20,000) square feet.
      2.   For special uses, a minimum lot area of greater than twenty thousand (20,000) square feet may be required.
   B.   Minimum Lot Width:
      1.   Every lot utilized for a single-family detached dwelling unit shall be provided a minimum lot width of one hundred feet (100').
      2.   For special uses, minimum lot width of greater than one hundred feet (100') may be required.
   C.   Minimum Yards: The following minimum yards shall be continuously provided and maintained:
      1.   Front Yard: A front yard of not less than thirty five feet (35').
      2.   Interior Side Yards: A side yard on either side of the principal structure of not less than fifteen feet (15').
      3.   Corner Side Yard: A corner side yard of not less than thirty five feet (35').
      4.   Reversed Corner Side Yard: A reversed corner side yard of not less than thirty five feet (35').
      5.   Rear Yard: A rear yard of not less than forty feet (40').
   D.   Maximum Lot Coverage: The total ground occupied by the principal structure and all accessory structures shall not exceed thirty five percent (35%).
   E.   Maximum Building Height: No building or structure shall exceed forty feet (40') in height.
   F.   Minimum Unit Size: A minimum unit size of two thousand (2,000) square feet must be provided.
   G.   Maximum Floor Area Ratio: The total FAR for units undergoing replacement, modification or conversion shall be forty percent (40%) of the total lot area, except that if the conversion occurs on a lot of less than seven thousand eight hundred (7,800) square feet or where an approved planned unit development exists, the FAR shall be forty five percent (45%) of the total lot area.
   H.   Regulations Beyond Minimums:
      1.   For special uses, yards in excess of the otherwise noted minimums may be required.

11-5.2-8: DISTRICT STANDARDS:

All of the property located in the R-1 residential district is subject to the general standards and regulations of this title. Property located in this district is also subject to the following:
   A.   Access To Nonresidential Districts: Property used for residential purposes in the R-1 district shall not be used as a driveway or other vehicular access to any land which is located in a commercial or industrial district.
   B.   Commercial Vehicle Parking: Parking or storing of not more than one commercial vehicle other than to load or unload deliveries or to render a service outside of a garage shall be permitted. Said commercial vehicle shall not be more than a four (4) wheeled vehicle and have a maximum net weight of one ton. Individual equipment or material of a commercial nature that may be trailed by or attached to any motorized vehicle shall not be permitted to be separately stored in the open, in addition said equipment or material that produces noxious odors, sounds, or is a safety or health hazard shall not be permitted attached or unattached to any motorized vehicle.
   C.   Parking And Loading Facilities: Off street parking and loading shall be provided in accordance with chapter 9 of this title.

11-5.3-1: PURPOSE AND POLICY:

The purpose of the R-2 single-family residence district is to provide for the opportunity for upscale housing developments on smaller lots than permitted within the R-0 and R-1 residence districts. Nonresidential uses may be permitted as accessory or special uses if deemed consistent with the development plans of the district. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.3-2: PERMITTED USES:

The following uses are permitted in the R-2 single-family residence district:
Residential uses:
Community residences.
Single-family detached dwellings. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.3-3: SPECIAL USES:

The following uses may be permitted in the R-2 single-family residence district when authorized in accordance with the procedures for special uses as set forth in this title:
Educational uses:
Elementary, junior high and high schools.
Nursery schools, day schools and camps when conducted on property other than property being used for residential purposes.
Planned unit developments.
Public and quasi-public uses:
Cemeteries.
Essential services such as commercial communication towers, electrical substations, telephone exchanges and gas regulator stations, provided that they are adequately screened.
Forest preserves, conservation areas and parks.
Governmental buildings and uses.
Libraries.
Museums.
Recreational and social facilities:
Community center buildings, clubhouses, recreational buildings, swimming pools, handball and tennis facilities owned and operated by the membership of a residential development.
Country clubs, including golf courses, tennis courts, swimming pools and other recreational facilities.
Golf courses, standard or par 3, but not including miniature courses or driving ranges.
Recreational clubs including tennis, handball and swimming owned and operated by the membership but not including gun clubs and shooting ranges.
Religious uses:
Places of worship.

11-5.3-4: TEMPORARY USES:

Temporary uses, buildings or structures may be allowed subject to the issuance of temporary use permits in accordance with the provisions of chapter 12, "Temporary Uses And Structures", of this title. In the R-2 single-family district, only the following uses may be permitted as temporary uses:
Contractor's office and equipment sheds.
House and garage sales.

11-5.3-5: ACCESSORY USES:

In the R-2 single-family residence district, accessory uses and structures as regulated by section 11-4-4 of this title may include the following:
Those permitted in the R-0 district.

11-5.3-6: BULK REGULATIONS:

In the R-2 single-family district, uses and structures shall conform to the following bulk regulations:
   A.   Minimum Lot Area:
      1.   For every single-family detached dwelling, there shall be provided a lot having an area of not less than nine thousand six hundred (9,600) square feet.
      2.   For special uses, minimum lot areas greater than nine thousand six hundred (9,600) square feet may be required as a condition for authorization.
   B.   Minimum Lot Width:
      1.   For every lot used for a single-family detached dwelling, there shall be provided a minimum lot width of seventy five feet (75').
      2.   For special uses, minimum lot widths greater than seventy five feet (75') may be required as a condition for authorization.
   C.   Minimum Yards: The following minimum yards shall be provided and maintained:
      1.   Front Yards: A front yard of not less than thirty feet (30').
      2.   Interior Side Yards: A side yard on either side of the principal building of not less than ten feet (10').
      3.   Corner Side Yard: A side yard along the street side of not less than thirty feet (30').
      4.   Reversed Corner Side Yard: A side yard along the street side of not less than twenty five feet (25'); however, accessory structures shall not encroach into an area equal in depth to the required front yard of the adjacent lot to the rear.
      5.   Rear Yards: A rear yard of thirty feet (30').
   D.   Maximum Lot Coverage: The total ground area occupied by any principal building, together with all accessory buildings, shall not exceed thirty five percent (35%) of the total area of the lot.
   E.   Maximum Building Height: No building or structure shall be erected or structurally altered to exceed a height of thirty five feet (35').
   F.   Minimum Unit Size: A minimum unit size of one thousand five hundred (1,500) square feet must be provided.
   G.   Maximum Floor Area Ratio: The total FAR for units undergoing replacement, modification or conversion shall be forty percent (40%) of the total lot area, except that if the conversion occurs on a lot of less than seven thousand eight hundred (7,800) square feet or where an approved planned unit development exists, the FAR shall be forty five percent (45%) of the total lot area. 11-5.4-1: PURPOSE AND POLICY:

The purpose of the R-3 single-family residence district is to provide for a district which allows for an affordable single- family home in a well planned environment. This district is designed to accommodate the older sections of Streamwood. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.4-2: PERMITTED USES:

The following uses are permitted in the R-3 single-family residence district:
Residential uses:
Community residences.
Single-family detached dwellings. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.4-3: SPECIAL USES:

The following uses may be permitted in the R-3 single-family residence district when authorized in accordance with the procedures for special uses as set forth in this title:
Educational uses:

Planned unit developments.

11-5.4-4: TEMPORARY USES:

Temporary uses, buildings or structures may be allowed subject to the issuance of temporary use permits in accordance with the provisions of chapter 12, "Temporary Uses And Structures", of this title. In the R-3 single-family district, only the following uses may be permitted as temporary uses:
Contractor's office and equipment sheds.
House and garage sales.

11-5.4-5: ACCESSORY USES:

In the R-3 single-family district, accessory uses and structures as regulated by section 11-4-4 of this title may include the following as well as uses and structures similar to the following:

11-5.4-6: BULK REGULATIONS:

In the R-3 single-family district, uses and structures shall conform to the following bulk regulations:
   A.   Minimum Lot Area:
      1.   For every single-family detached dwelling, there shall be provided a lot having an area of not less than seven thousand eight hundred (7,800) square feet.
      2.   For special uses, minimum lot areas greater than seven thousand eight hundred (7,800) square feet may be required as a condition for authorization.
   B.   Minimum Lot Width:
      1.   For every lot used for a single-family detached dwelling, there shall be provided a minimum lot width of sixty feet (60').
      2.   For special uses, minimum lot widths greater than sixty feet (60') may be required as a condition for authorization.
   C.   Minimum Yards: The following minimum yards shall be provided and maintained:
      1.   Front Yards: A front yard of not less than twenty five feet (25').
      2.   Interior Side Yards: A side yard on either side of the principal building of not less than eight feet (8').
      3.   Corner Side Yard: A side yard along the street side of not less than twenty five feet (25').
      4.   Reversed Corner Side Yard: A side yard along the street side of not less than twenty five feet (25'); however, accessory structures shall not encroach into an area equal in depth to the required front yard of the adjacent lot to the rear.
      5.   Rear Yards: A rear yard of thirty feet (30').
      6.   Exceptions:
         a.   For lots platted prior to 1991, a lot area of six thousand (6,000) square feet and rear yard of twenty five feet (25') will be permitted.
         b.   For additions to a single-family detached dwelling on a lot platted prior to 1991, the minimum setback along one legal nonconforming side may be extended in a horizontal or vertical manner.
   D.   Maximum Lot Coverage: The total ground area occupied by any principal building, together with all accessory buildings, shall not exceed thirty five percent (35%) of the total area of the lot.
   E.   Maximum Building Height: No building or structure shall be erected or structurally altered to exceed a height of thirty five feet (35').
   F.   Minimum Unit Size: A minimum unit size of one thousand three hundred (1,300) square feet must be provided.
   G.   Maximum Floor Area Ratio: The total FAR for units undergoing replacement, modification or conversion shall be forty percent (40%) of the total lot area, except that if the conversion occurs on a lot of less than seven thousand eight hundred (7,800) square feet or where an approved planned unit development exists, the FAR shall be forty five percent (45%) of the total lot area. 11-5.4-7: DISTRICT STANDARDS:

11-5.5-1: PURPOSE AND POLICY:

The purpose of the R-4 residential transition district is to protect the quality and ambiance of single-family neighborhoods and utilization of medium density residential uses as a transition between more intensive uses and single-family detached. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.5-2: DESCRIPTION:

The R-4 residential transition district is intended and designed to provide for a suburban environment of medium density residential development limited to single-family detached, two- family dwellings and townhomes. This district shall only be located in areas of transition between existing or planned single-family developments and multi-family, commercial or industrial land uses. 11-5.5-3: PERMITTED USES:

Residential uses:
Community residences, within single-family detached structures only.
Single-family detached.
Townhomes.
Two-family dwellings. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.5-4: SPECIAL USES:

In the R-4 residential transition district, the following uses may be allowed when authorized by the village board pursuant to the requirements of this title:
Educational uses:
Those permitted in the R-3 district.
Boarding schools on lots of not less than five (5) acres.
Colleges, junior colleges, universities and branches thereof.
Health and medical care institutions:
Children's daycare centers.
Nursing homes and convalescent care centers.
Planned unit developments.
Professional offices and limited commercial:
Limited commercial uses when considered as part of a unified petition for a planned unit development and where the planned commercial area does not exceed forty five percent (45%) of the total area of the planned unit development. No fast food restaurants, bars or automobile service stations will be permitted in an R-4 commercial area. The petitioner shall submit a list of the proposed commercial uses with the preliminary plan for review by the planning and zoning board and approval by the village board of trustees. The approved list of commercial uses shall become a part of the final planned unit development ordinance.
Medical and dental clinics.
Mixed use commercial and residential buildings.
Offices of attorneys, accountants, architects, landscape architects or engineers.
Public and quasi-public uses:
Those permitted in the R-3 district.
Essential services such as commercial communication towers, electrical substations, telephone exchanges and gas regulator stations, provided that they are adequately screened.
Historic sites, museums or other landmarks preserved for public inspections and operated not for profit.
Recreational and social facilities:
Community center buildings, swimming pools, handball and tennis facilities owned and operated by the membership of a residential development.
Country clubs, including private and open to the public golf courses, tennis courts, swimming pools and other recreational facilities; eating and drinking places accessory to such country clubs shall not be open to the public.
Golf courses.
Health and recreational clubs; eating and drinking places accessory to such clubs shall not be open to the public.
Stables and riding academies, but not including the rental of horses.
Religious institutions:
Places of worship.
Retreats, convents, seminaries, and monasteries.
Residential uses:
Group homes for greater than six (6) residents.

11-5.5-5: ACCESSORY USES:

In the R-4 district, accessory uses, buildings and structures as regulated in section 11-4-4 of this title shall be limited to the following:

11-5.5-6: DISTRICT STANDARDS:

All of the property located in the R-4 residential district is subject to the general standards and regulations of this title. Property located in this district is also subject to the following:
   A.   Access To Nonresidential Districts: Property used for residential purposes in the R-4 district shall not be used as a driveway or other vehicular access to any land which is located in a commercial or industrial district.
   B.   Commercial Vehicle Parking: Parking or storing of not more than one commercial vehicle other than to load or unload deliveries or to render a service outside of a garage shall be permitted. Said commercial vehicle shall not be more than a four (4) wheeled vehicle and have a maximum net weight of one ton. Individual equipment or material of a commercial nature that may be trailed by or attached to any motorized vehicle shall not be permitted to be separately stored in the open, in addition said equipment or material that produces noxious odors, sounds, or is a safety or health hazard shall not be permitted attached or unattached to any motorized vehicle.
   C.   Parking And Loading Facilities: Off street parking and loading shall be provided in accordance with chapter 9 of this title.

11-5.5-7: BULK REGULATIONS:

In the R-4 residential transition district, all uses and structures shall conform to the following bulk regulations:

The floor area of accessory buildings shall be included in the total allowable floor area permitted on the zoning lot. 11-5.6-1: PURPOSE AND POLICY:

The R-5 general district is designed to provide for a planned mixture of residential dwelling types not to exceed nine (9) dwelling units per acre. Other selected uses which are compatible with the residential character of the district may be allowed. 11-5.6-2: DESCRIPTION:

The R-5 general residence district is intended to provide for an environment of building types which will be compatible with the predominately single-family nature of the community. Further, the R-5 district allows for developments which are sensitive to local environmental constraints, opportunities and conditions. (Ord. 2009-34, 12-3-2009, eff. 1-1-2010)

11-5.6-3: PERMITTED USES:

Institutional uses:
Convents, monasteries, seminaries and nunneries.
Dormitories, fraternity/sorority houses, rooming/boarding houses or other residence halls.
Group daycare facilities, daycare centers and nursery schools.
Medical care facilities, limited to nursing facilities which have a capacity of less than fifty (50) beds.
Places of worship.
Private schools of general education.
Private schools of special education.
Public and quasi-public uses:
Colleges, universities.
Conference centers and retreat houses, operated by a religious or nonprofit organization.
Cultural centers, museums and similar facilities.
Fire stations.
Government property. Any other office, facility, building or property owned, leased or used by the federal government, the state or any local government jurisdiction.
Housing for the elderly.
Institutions providing housing and general care for the indigent, orphans and the like.
Libraries.
Medical care facilities, except nursing facilities which have a capacity of less than fifty (50) beds.
Police substations, branch governmental substations.
Post offices.
Private clubs and public benefit associations.
Quasi-public parks, playgrounds, athletic fields and related facilities.
Residential uses:
Multi-family dwellings.
Single-family, attached dwellings.

11-5.6-4: SPECIAL USES:

Institutional uses:
Convalescent centers, nursing homes, geriatric centers and rest homes.
Essential services such as commercial communication towers, electrical substations, telephone exchanges and gas regulator stations, provided that they are adequately screened.
Group homes.
Institutions for the care of psychiatric disorders, alcohol and drug dependency, and for the care of the developmentally disabled.
Planned unit developments.
Residential uses:
Dormitories accessory to a permitted use.
Fraternities and sororities accessory to a permitted use.
Mixed use commercial and residential buildings.

   C.   Parking Requirements: Off street parking and loading facilities shall be provided in accordance with chapter 9, "Off Street Parking And Off Street Loading", of this title.

11-5.6-7: BULK REGULATIONS:

In the R-5 general residence district, all uses and structures shall conform to the following bulk regulations:
   A.   Minimum Lot Size:
      1.   Single-family detached, as in the R-3 single-family district.
      2.   For every single-family attached dwelling, there shall be provided a minimum lot area of five thousand (5,000) square feet per dwelling unit.
      3.   For multi-family dwellings, there shall be provided a lot having a minimum lot area of:
         a.   Five thousand (5,000) square feet for each unit containing four (4) or more bedrooms;
         b.   Four thousand (4,000) square feet for each three (3) bedroom dwelling unit;
         c.   Three thousand six hundred fifty (3,650) square feet for each dwelling unit containing zero, one or two (2) bedrooms.
   B.   Minimum Lot Width:
      1.   For every single-family detached dwelling, there shall be provided a minimum lot width of sixty feet (60').
      2.   For every single-family attached dwelling, there shall be provided a yard of sufficient width to support use and density.
      3.   Multi-family dwellings shall provide a yard of sufficient width to support use and density.
      4.   Special uses may require lot widths in excess of the minimum.
   C.   Minimum Yards: The following minimum front yards in the R-5 general residence district shall be provided and continuously maintained:
      1.   Front Yards: A front yard of not less than twenty five feet (25').
      2.   Interior Side Yard:
         a.   Single-family detached, same as in R-3.
         b.   For uses other than single-family detached, a side yard of either side of the principal building equal to either one-half (1/2) the height of the building or ten feet (10'), whichever is greater.
      3.   Corner Side Yard And Reversed Corner Side Yard: Twenty five feet (25') or one-third (1/3) the height of the building, whichever is greater.
      4.   Rear Yard: A rear yard of not less than twenty five feet (25') shall be continuously provided and maintained.
   D.   Maximum Lot Coverage: No more than seventy five percent (75%) of the lot area shall be devoted to impervious surface exclusive of retention ponds.
   E.   Maximum Building Height:
      1.   Single-family detached dwellings, thirty five feet (35').
