ARTICLE 1377

S-C Special Conservation District

1377.01 PURPOSE.

   This district makes provision for the areas of the City which are not suited to general uses because of excessive slope, inaccessibility, or flood danger. The intention of these regulations is to restrict land uses in these areas to those which are suited to the characteristics of the land and which are compatible with adjacent uses.

1377.02 USES PERMITTED AS SPECIAL EXCEPTIONS.

   In this district, all uses shall be permitted only authorized as a special exception by the Planning Commission and subject to the general standards listed below and prescribed in Article 1345:
   (a)    Commercial forest.
   (b)    Tree nursery.
   (c)    Conservation use, game preserve.
   (d)    Animal grazing lands.
   (e)    Recreational use.
   (f)    Single family detached dwellings, provided:
      (1)    The lot contains a minimum frontage of two-hundred and fifty (250) feet and a minimum area of three (3) acres.
      (2)    A minimum setback of fifty (50) feet is maintained.
      (3)    The slope does not exceed twenty-five (25) percent.
