ARTICLE 1357
R-3 General Residential District
1357.01 PURPOSE.
The general residential districts make provision for the central areas of the community which are convenient to public facilities and are thus suitable for higher density development. This district has been established to stabilize and protect the residential characteristics of the district and to promote, insofar as is compatible with the intensity of land use, a suitable environment for family life.

1357.02 PERMITTED USES.
A building may be erected, altered or used and a lot may be used or occupied for any of the following purposes and no other:
(a) One (1) to six (6) family dwellings subject to the lot area requirements per family contained therein.
(b) Agricultural uses.
(c) Public facilities.
(d) Home occupations.
(e) Funeral homes, professional offices and clinics.
(f) Any use accessory to the above listed uses.

1357.03 USES PERMITTED AS SPECIAL EXCEPTIONS.
The following uses may be permitted when authorized as a special exception by the Planning Commission and subject to the general standards prescribed in Article 1345:
(a) Schools, hospitals, churches, and semi-public uses.
(b) Rooming houses.
(c) Tourist homes.
(d) Conversion of one-family dwelling to multiple dwelling.

1357.04 DEVELOPMENT STANDARDS.
(a) Minimum lot size - 7,500 sq. ft. Plus 1,250 sq. ft. of area for each additional family unit more than one.
(b) Minimum lot width - 60 feet plus 10 feet for each family unit more than one.
(c) Maximum lot coverage - 50%.
(d) Maximum building or structure height - 35 feet.
(e) Minimum distance between structures - 16 feet.

1357.05 BUILDING AND STRUCTURE MINIMUM YARD REQUIREMENTS.
(a) Minimum front yard depth - 20 feet.
(b) Minimum rear yard depth - 40 feet.
(c) Minimum depth for each side yard - 7 feet.
