ARTICLE 1353

R-2 Single Family Residential District

1353.01 PURPOSE.

   Single family residential districts are located where new residential development can be served by extension of existing street and utility systems. This district has been established to stabilize and protect the residential characteristics of the district and to promote and encourage a suitable environment for family life.

1353.02 PERMITTED USES.

   A building may be erected, altered, or used and a lot may be used or occupied for any of the following purposes and no other:
   (a)    Single family dwelling.
   (b)    Forest, game preserve or other conservation purpose.
   (c)    Agricultural use.
   (d)    Public facilities.
   (e)    Any use accessory to the above listed uses.

1353.03 USES PERMITTED AS SPECIAL EXCEPTIONS.

   The following uses may be permitted when authorized as a special exception by the Planning Commission and subject to the general standards prescribed in Article 1345:
   (a)    Nonprofit recreational uses, golf clubs, swim clubs, etc.
   (b)    Schools, churches, hospitals, and semi-public uses.
   (c)    Home occupations.
   (d)    Conversion of one-family dwelling to multiple dwelling.
   (e)    Auto trailer park.

1353.04 DEVELOPMENT STANDARDS.

   (a)    Minimum lot size - 10,000 sq. ft.
   (b)    Minimum lot width - 75 feet.
   
   (c)    Maximum lot coverage 30%.
   (d)    Maximum building or structure height - 35 feet.
   (e)    Minimum distance between structures - 16 feet.

1353.05 BUILDING AND STRUCTURE MINIMUM YARD REQUIREMENTS.

   (a)    Minimum front yard depth - 25 feet.
   (b)    Minimum rear yard depth - 40 feet.
   (c)    Minimum depth for each side yard - 8 feet.
