Supplementary regulations.
(a)
No mining, excavation, or soil removal or dumping is permitted, except in connection with construction covered by a building permit or other permit which may be required.
(b)
Only one main building for single-family, two-family, or apartment use is permitted.
(c)
Where any C-1 or C-2 zone abuts a R-1 zone on either side or rear, the C-1 or C-2 zone must provide a 15 foot setback, except as otherwise provided in this chapter, when it abuts a residential zone on any side.
(d)
On any corner lot, no fence, structure, sign, tree, shrub or hedge may be maintained within a 25-foot isosceles triangle, formed by the lot lines on the corner, as to cause danger to traffic by obstructing the view.
(e)
All off-street parking areas in C-1 or C-2 shall have an all-weather type surface.
(f)
No person shall construct a residential building exceeding 3,000 total square feet, and no building permit shall be issued for construction of a residential building exceeding 3,000 total square feet without first obtaining a variance. The factors to consider during issuance of a variance will be the effect on parking, surrounding traffic, and the volume and rate of wastewater discharged into the public wastewater system.
