Bulk Requirements.

a. 
General business offices, professional offices and medical offices:
1. 
Minimum lot size: 10,000 sq. ft.
2. 
Minimum lot width: 75 ft.
3. 
Minimum lot depth: 100 ft.
4. 
Minimum front yard setback: 25 ft.
5. 
Minimum side yard: 10 ft.
6. 
Minimum rear yard: 30 ft.
7. 
Maximum building coverage: 40%.
8. 
Maximum lot coverage: 85%.
9. 
Maximum height: 35 ft./2-1/2 stories.
10. 
Buffer: side yards: 5 ft.
11. 
Buffer: rear yard: 10 ft.
b. 
Residential Dwelling:
1. 
Minimum lot size, one-family structure: 5,000 sq. ft. per unit.
2. 
Minimum lot size, two- to four-family structure: 3,000 sq. ft. per unit.
3. 
Maximum lot coverage: 65%.
4. 
All other dimensional requirements the same as those for office uses.
c. 
Mixed Use Structures:
1. 
Minimum lot size: 7,500 sq. ft. plus 3,000 sq. ft. per unit.
2. 
All other dimensional requirements shall be the same as those for office uses.
d. 
Storage and Repair Facilities Associated with a Public Utility Use.
1. 
Minimum lot size: 40,000 sq. ft.
2. 
All other dimensional requirements shall be the same as those for office uses except that all buffer strips shall be 15 ft.
Buffers shall be required adjacent to all property lines.
e. 
Off-Street Parking and Loading Facilities.
1. 
Minimum lot size: 5,000 sq. ft.
2. 
Buffer strips shall be required as follows:
Side yards: 5 ft.
Front yards: 15 ft.
Rear yards: 10 ft.
