ARTICLE XV
Architectural Review of Structures
Section 405.635 Purpose.

It is the intent of this Section to assure the mutual compatibility and physical appearance of buildings with the surrounding environment and to promote the aesthetic and visual quality of the community's built environment. The physical appearance of buildings and accessory structures is one of the many elements comprising a community's aesthetic environment. Items for architectural review include the following: type of building/construction material; color of building exterior; building height; signage; siting of building; lighting; building appurtenances, such as rooftop infrastructure, etc.
Section 405.640 General Provisions.

A.
The following elements of construction and site design shall be reviewed and approved by the Planning and Zoning Commission in respect to all new building construction, including accessory buildings, with the exception of single-family residences for which no architectural review is required, unless such dwelling is used for a group home or private day care facility.
1.
Exterior construction material (e.g. wood, masonry, brick, stucco, concrete block).
2.
Color(s) of exterior construction material.
3.
Signage (type, colors etc.) and lighting standards (height and type).
4.
Building form (bulk, size, shape).

All structures must be finished or architecturally treated on all sides. Material for buildings shall include wood, vinyl, masonry, brick, stucco and selected forms of aggregate. Earth tone colors blending with the environment are encouraged.
Section 405.645 Metal-Clad Structures.

A.
Residential District. Any structure over three hundred (300) square feet located within a residential district requires a conditional use permit.
B.
Commercial Districts.
1.
If the building is the principal building, on the lot, the side that faces the street has to have a minimal thirty percent (30%) exterior finish other than metal.
2.
Any part of the building that faces the street shall match exterior materials that are present on the property where the building is to be built.
3.
If building an addition to an existing principal building, it is exempt from the exterior regulation.
C.
Industrial District. No restrictions.
