ARTICLE VI

R-2 Suburban Residential District

§ 350-26 Purpose.

The purpose of this district is to provide for suburban-density residential uses in locations that are served by public sewers or have the potential to be served by public sewers in the near future and to provide for accessory uses and compatible public and semipublic uses as conditional uses or uses by special exception.

§ 350-27 Authorized uses.

In the R-2 Suburban Residential District, only the following uses are authorized:
A. 
Permitted uses.
(1) 
Principal uses.
(a) 
Church.
(b) 
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 350-106.
(c) 
Essential services.
(d) 
Forestry, subject to § 350-104.
(e) 
Oil and gas well operations, subject to § 350-107.
(f) 
Passive recreation.
(g) 
Public buildings.
(h) 
Schools, public or private, excluding postsecondary.
(i) 
Single-family dwellings.
(2) 
Accessory uses.
(a) 
Community clubhouse in a subdivision.
(b) 
Fences, subject to § 350-97.
(c) 
Home gardening.
(d) 
Keeping of domestic pets.
(e) 
No-impact home-based business, subject to § 350-105.
(f) 
Off-street parking and loading, subject to Article XVII.
(g) 
Private garages and storage buildings, subject to § 350-97.
(h) 
Private residential swimming pools or sports courts, subject to § 350-97.
(i) 
Signs, subject to Article XVIII.
(j) 
Temporary construction trailer, model home or sales office, subject to § 350-101.
(k) 
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.
B. 
Conditional uses.
(1) 
Principal uses.
(a) 
Active recreation, low-impact, subject to § 350-93A(1).
(2) 
Accessory uses: none.
C. 
Uses by special exception.
(1) 
Principal uses.
(a) 
Day-care center or preschool facility in a church or school, subject to § 350-93A(16).
(b) 
Public utility building or structure, subject to § 350-93A(36).
(2) 
Accessory uses.
(a) 
Family day-care home, subject to § 350-93A(18).
(b) 
Home occupation, subject to § 350-93A(24).

§ 350-28 Area and bulk regulations.

In the R-2 Suburban Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV.
A. 
Minimum lot area:
(1) 
Single-family dwelling:
(a) 
Without public sewers: one acre (43,560 square feet).
(b) 
With public sewers: 0.25 acre (10,890 square feet).
(2) 
Two-family dwelling:
(a) 
Without public sewers: one acre.
(b) 
With public sewers: 21,780 square feet or 10,890 square feet per dwelling unit.
(3) 
All other principal uses: one acre (43,560 square feet).
B. 
Minimum lot width:
(1) 
Single-family dwelling:
(a) 
Without public sewers: 100 feet.
(b) 
With public sewers: 65 feet.
(2) 
Two-family dwelling:
(a) 
Without public sewers: 100 feet.
(b) 
With public sewers: 100 feet.
(3) 
All other principal uses: 100 feet.
C. 
Maximum impervious surface coverage: 30%.
D. 
Minimum front yard: 30 feet.
E. 
Minimum rear yard:
(1) 
Principal structures: 35 feet.
(2) 
Accessory structures: See § 350-97C.
F. 
Minimum side yard:
(1) 
Single-family or two-family dwelling:
(a) 
Without public sewers: 15 feet.
(b) 
With public sewers: 10 feet.
(2) 
All other principal structures: 30 feet.
(3)

Special yard requirements: See § 350-97.
H. 
Permitted projections into required yards: See § 350-98.
I. 
Maximum height:
(1) 
All principal structures: 2 1/2 stories, but no more than 35 feet. [NOTE: Height of single-family dwelling or two-family dwelling may be increased by up to 10 additional feet, provided side and rear setbacks are increased by the same number of feet.]
(2) 
All accessory structures: one story, but no more than 15 feet.
