06 - ESTABLISHMENT OF ZONING MAPS
A.
The county is divided into zones, or districts, as shown on the official zoning map which, together with all explanatory matter thereon, is adopted by reference in this chapter and declared to be a part of this title.
B.
The official zoning map shall be identified by the signature of the chairman of the board of county commissioners attested by the clerk of the board, and shall bear the county seal.
C.
Any changes to the official zoning map shall be made on the official zoning map promptly after the amendment has been approved by the board of county commissioners. The amending resolution shall provide that such changes or amendments shall not become effective until they have been duly entered upon the official zoning map. No amendment to this title which involves matter portrayed on the official zoning map shall become effective until after such change and entry has been made on said map.
D.
The official zoning map shall be located in the office of the director of planning and shall be the final authority as the current zoning status of land and water areas, buildings, and other structures in the county. (Ord. 269 (part), 2002)
Where uncertainty exists as to the boundaries of districts as shown on the official zoning map, the following rules shall apply:
A.
Boundaries indicated as appearing to follow the centerlines of streets, highways or alleys shall be construed to follow such centerlines;
B.
Boundaries indicated as appearing to follow platted lot lines shall be construed as following such lot lines;
C.
Boundaries indicated as appearing to follow city limits shall be construed as following city limits;
D.
Boundaries indicated as following railroad lines shall be construed to be midway between the main tracks;
E.
Boundaries indicated as following shore lines shall be construed to follow such shore lines, and in the event of change in the shore line shall be construed as moving with the actual shore line; boundaries indicated as approximately following the centerlines of streams, rivers, canals, lakes, or other bodies of water shall be construed to follow such centerlines, and in the event of change in the location of streams, rivers, canals, lakes or other bodies of water, shall be construed as moving with the actual body of water and following the centerline;
F.
Boundaries indicated as parallel to or extensions of features indicated in subsections A through E of this section shall be so construed. Distances not specifically indicated on the official zoning map shall be determined by the scale of the map. (Ord. 269 (part), 2002)
