165.15 SU SPECIFIC USE DISTRICTS

REGULATIONS.

Any development or use legally operated prior to the establishment of this District shall be considered a Permitted Use. These and additional uses are included in the following lists, based on the desired future plans for each respective institution. Uses not present when the District was established have been approved by the Planning and Zoning Commission, in advance consultation with representatives of the two institutions.

1. Permitted Principal Uses.

3. Special Uses. As authorized by the Board of Adjustment (Section 165.24).

A. Wind Energy Systems, as regulated by Chapter 115 of this Code of Ordinances.

B. Communications towers and antennas, no greater than 100 feet in height, as regulated by Chapter 114 of this Code of Ordinances.

C. Keeping of livestock, separate from exhibitions at a fairground

D. If new development involves the alteration of existing traffic entrances from certain segments of Agency Road or Gear Avenue, this shall be considered a Special Use, as part of the Access Management strategy described in Section 165.24(3).

4. Prohibited Uses. Any uses not explicitly mentioned above are prohibited in each respective District.

5. Site and Structure Requirements.

Maximum Height	4 stories
Minimum Setback – Primary Building	50 feet from a public right-of-way
Minimum Setback – Accessory Building	30 feet from a public right-of-way

6. Parking. When a new development is proposed, as part of the standard development review process, the respective institution shall submit a parking plan for review, which includes justification for why the proposed amount is an adequate supply for the development in question.

7. Sign Requirements. As regulated by Chapter 160 of this Code of Ordinances.
