ARTICLE XV

Mobile Home Park District

§ 450-1500 Purpose.

A. 
Mobile Home Park (MHP). It is the purpose of this district to provide standards appropriate to the development of mobile home communities in an area(s) suited for this type of development.
B. 
Within the MHP District, a building may be erected, altered or used, and a lot or premises may be used when in conformance with the conditions of this article and the specific use, area and design regulations of this district.

§ 450-1501 Permitted uses.

§ 450-1502 Area and dimensional requirements.

All uses shall comply with the area and dimensional requirements listed in this section, unless a greater area or dimensional requirement is stated in § 450-1604, Use regulations, for the specific use, in which case the requirements of § 450-1604 shall apply.

Minimum site area: none.

Minimum lot area: 20,000 square feet.

Maximum net density: 2.18 dwelling units per acre.

Minimum lot width: 100 feet.

Maximum impervious surface ratio: 20%.

Maximum building height: 35 feet.
(7) 
Minimum front yard: 40 feet.
(8) 
Minimum side yard: 25 feet.
(9) 
Minimum rear yard: 40 feet.

Minimum open space ratio: none.
B. 
B2 Performance Standard Subdivision.

Minimum open space ratio: 40%.

Maximum net density: 5.60 dwelling units per acre.

Minimum site area: five acres.

B8 Mobile Home Park.
(1) 
Minimum site area: 10 acres.
(2) 
Minimum lot area: 4,800 square feet.
(3) 
Maximum impervious surface ratio: 25%.

Minimum lot width: 45 feet.

Maximum building height: 35 feet.

Minimum front yard: 20 feet.
