Establishment of Districts

§ 450-300 Establishment of districts.

West Rockhill Township is hereby divided into districts of different types, each type being of such number, shape, kind and area and of such common unity of purpose and adaptability of use, that are deemed most suitable to carry out the objectives of this chapter and the Comprehensive Plan.

§ 450-301 Classes of districts.

For the purpose of this chapter, the West Rockhill Township is hereby divided into districts which are designed to be compatible with the growth management areas established in the Township's Comprehensive Plan. The zoning districts are designated as follows with their individual purpose statements established in the respective district articles found elsewhere in this chapter:
A. 
Resource protection area. This area comprises those portions of the Township with extensive nature resources and/or rural and agricultural development, which are generally not suited for, and therefore are not intended to, support intense development. The resource protection area is primarily intended to serve low-density residential development, and includes the following zoning districts:
RC Residential Conservation District
RA Residential Agricultural District
B. 
Development area. This area is established to accommodate the orderly growth and development of West Rockhill Township. It is to be provided with public sewer, and within it a variety of districts are specifically identified. The purpose of the area is to control and regulate development so as to coordinate West Rockhill Township's growth with the provision of public services. Within this area, developers are encouraged to promote the efficient use of land.
SR Suburban Residential District
VC Village Center District
VR Village Residential District
PC Planned Commercial District
PC-2 Planned Commercial District 2
PI Planned Industrial District
IS Institutional Service District
C. 
Special zones. These districts' purposes are to provide for a special use or use group which is accommodated most suitably in a separate district so that it may be kept distinct from other uses. Special purpose districts may be within either the resource protection area or the development area.

REC Recreational Service
MHP Mobile Home Park

§ 450-302 Zoning District Map.

Districts are bounded and defined as shown in the map entitled "Zoning Map, West Rockhill Township, Bucks County, Pennsylvania" which accompanies and which, with an explanatory matters thereon, is hereby made a part of this chapter.[1]

§ 450-303 Interpretation of district boundaries.

Where uncertainty exists with respect to the boundaries of the district as indicated on the Zoning Map, the following rules shall apply:
A. 
Where district boundaries are indicated as approximately coinciding with the center lines of streets, highways, railroad lines or streams, such center lines shall be construed to be such boundaries.
B. 
Where district boundaries are so indicated that they approximately coincide with lot lines, such lot lines shall be construed to be said boundaries; or where district boundaries are extensions of lot lines, such lines shall be said district boundaries.
C. 
Where district boundaries are so indicated that they are approximately parallel to center lines of streets or highways, such district boundaries shall be construed as being parallel to and at such distance from these center lines as indicated on the Zoning Map.
