ARTICLE XVII
R-2 Single-Family Detached Residence District
§ 160-147 Permitted uses.
The R-2 Zone is designed for relatively high density single-family detached residences in addition to those uses also permitted in § 160-128.
§ 160-148 Prohibited uses.
§ 160-149 Required conditions.
The following requirements shall be complied with in the R-2 Zone:
A.
Single-family detached residences.
(1)
Minimum lot area (individual water and sewer utilities). Where a development is designed to depend upon individual well and individual subsurface disposal systems, the minimum lot area required shall be 65,000 square feet. Where an applicant wishes to employ residential cluster or open space development, a qualifying map, as defined in § 160-5, shall be submitted. The Board may accept the qualifying map or reject it, at its sole discretion. The number of lots indicated upon an approved qualifying map shall be the number of lots permitted in a residential cluster or open space development. The lots may be reduced to one acre in size with no increase in gross density.
(2)
Lot width. The minimum lot width measured at the front setback line shall be at least 150 feet. In a major subdivision employing open space zoning or residential cluster, as defined in this chapter, the width of any lot measured at the front setback line shall be not less than 100 feet.
(3)
Lot frontage. The minimum lot frontage as measured along the front street right-of-way shall be 90 feet. Within a major subdivision employing open space zoning or residential cluster, as defined in this chapter, the frontage as measured along the front street right-of-way may be reduced to 60 feet.
(4)
Building coverage. Building coverage, as defined in § 160-5 of this chapter, shall not exceed 10%.
(5)
Front yard. There shall be a front yard of not less than 50 feet. Within a major subdivision employing open space zoning or residential cluster, as defined in this chapter, the front yard of any lot may be reduced to 30 feet.
(6)
Side yard. There shall be two side yards which shall total not less than 60 feet. No side yard shall be less than 25 feet. Within a major subdivision employing open space zoning or residential clusters, as defined in this chapter, side yards may together total 40 feet. No side yard shall be less than 15 feet.
(7)
Rear yard. There shall be a rear yard of not less than 50 feet.
(8)
Building height. No building shall exceed a height of 35 feet, or 2 1/2 stories, whichever is the lesser.
(10)
There shall be a buffer of not less than 150 feet between any power line right-of-way and any residential structure.
§ 160-150 Buffer areas.
No development shall be designed such that the buffer between the first residential unit nearest a state or county highway is closer than 200 feet. Said buffer shall be a raised earthen mound not less than 10 feet wide at the top and 10 feet in height, side slopes shall not exceed two to one, suitably planted with shrubs and a mix of deciduous and evergreen trees. The function of this buffer is to insulate the development from traffic on any major highway and reduce the visual impact of development from the highway.
§ 160-151 Minimum lot area (central water and sewer utilities).

A.
All lots which depend on public water and sewer may be reduced in size to one acre. All dwelling units shall conform to the following setbacks:
(1)
Front yard: 50 feet.
(2)
Rear yard: 50 feet.
(3)
Side yard: a total of 40 feet, with no individual yard less than 15 feet.
(4)
Lot frontage: 60 feet, except where a lot is located on a cul-de-sac, in which case the minimum lot frontage shall be 45 feet.
(5)
Lot width at the setback line: 100 feet.
(6)
Minimum lot depth: 180 feet.
(7)
Maximum impervious coverage: 20%.
(8)
Setback from state or county highway: 200 feet.
(9)
Building height. No building shall exceed a height of 35 feet or 2 1/2 stories, whichever is less.
B.
A letter indicating availability of gallonage from the sewer authority shall be submitted.
C.
The provisions of § 160-130A(2) through A(7) shall apply.
§ 160-152 Cluster option/open space zoning.

Where the applicant proposes the residential cluster or open space zoning, and the Board has approved a qualifying map, individual residential units may be constructed on lots not less than 18,000 square feet. As an incentive to cluster, a ten-percent density bonus shall be provided by the Board when the applicant meets the following design criteria:
A.
Open space is satisfactorily integrated into the development such that not less than 2/3 of the lots have direct access to the open space.
B.
Open space contains at least 50% lands not considered environmentally sensitive (e.g., wetlands, water bodies, slopes of 25% or greater).
C.
Open space shall not include road rights-of-way, drainage facilities and power lines rights-of-way.
D.
General requirements:
(1)
Minimum lot area: 18,000 square feet measured within 100 feet of the street right-of-way.
(2)
Minimum front yard: 30 feet from any internal road.
(3)
Rear yard: 30 feet.
(4)
Side yard: 15 feet.
(5)
Lot frontage: 60 feet, except where a lot is located on a cul-de-sac, in which case the minimum lot frontage shall be 45 feet.
(6)
Lot width at the setback line: 90 feet.
(7)
Minimum lot depth: 180 feet.
(8)
Maximum impervious coverage: 20%.
(9)
Setback from state or county highway: 200 feet.
(10)
Building height: No building shall exceed a height of 35 feet or 2 1/2 stories, whichever is less.
(11)
A letter indicating availability of gallonage from a sewer authority shall be submitted.
(12)
The provisions of § 160-130A(2) through A(7) shall apply.
§ 160-153 Recreational facilities.
For any development in excess of 50 units, recreation facilities shall be supplied comprising not less than 1 1/2 acres per 1,000 people or part thereof. Said areas shall be developed with recreation facilities for activities such as horseshoes, basketball and picnicking, as well as playground facilities for small children, such as swing sets, seesaws, slides, sand boxes, etc.
