Density. The maximum density for any mobile home park development shall not exceed six dwelling units per acre; provided, however, that a minimum tract area of 50 acres shall be provided.

Setbacks. The provisions of § 160-130 must be complied with for single-family detached residential units. All mobile homes shall be located at least 50 feet from any property line.

Lot frontage. The minimum lot frontage measured along the front street right-of-way line shall be at least 500 feet.

Building coverage. The building coverage, as defined in § 160-5 of this chapter, shall not exceed 15%.

Building height. No building shall exceed a height of 35 feet or 2 1/2 stories, whichever is the lesser.

Mobile homes shall be separated from each other and from other buildings and structures by at least 25 feet, provided that mobile homes placed end-to-end may have a clearance of 20 feet where opposing rear walls are staggered.

In all parks accommodating or designed to accommodate 25 or more mobile homes, there shall be one or more recreation areas which shall be easily accessible to all homes and which, in the aggregate, shall total not less than 10% of the area of the tract.

There shall be a minimum distance of 30 feet between an individual mobile home and adjoining pavement of a mobile home park street, common parking area or other common areas.

All mobile home park owners shall provide and maintain a screening strip such as fences and natural growth along all property boundary lines. Such screening shall consist of dense hedges and trees. The hedges shall be at least 50% evergreen shrubbery. All landscaping shall be planted five feet on center in each of two staggered rows not more than five feet from each other and neither of which shall be closer than five feet to the property line being screened. Plants shall be a minimum height of three feet at planting and shall attain and be maintained at a height of not less than five feet. A planting plan specifying type, size and location of existing and proposed plant material shall be required.

One shade tree shall be planted and maintained for each mobile home within any mobile park.

All mobile home parks shall be provided with safe and convenient vehicular access from abutting public streets or roads to each mobile home lot. Alignment and gradient shall be properly adapted to topography as approved by the Township Engineer.

All mobile home parks shall be provided with safe, convenient, all-season pedestrian walks, of ID-2 bituminous concrete or portland cement concrete of a depth and width approved by the Township Engineer, between individual mobile homes, streets and all community facilities provided for residents. Sudden changes in alignment and gradient shall be avoided. If the walks are to be constructed in a right-of-way to be dedicated to the Township, portland concrete shall be required. Each mobile home shall be provided with a paved patio of a minimum size of 10 feet by 40 feet, the same to be adjacent and parallel to the unit. This patio shall not be used for parking.

Mobile home lots shall have a minimum width of 40 feet and a minimum area of 4,000 square feet.

One illuminated identification ground sign may be erected at one entrance driveway. Such signs shall not exceed 20 square feet in area on either side or a height of 20 feet above ground level. Additional nonilluminated ground signs may be erected not closer than 50 feet to any property line, not to exceed four square feet in area on either side or two feet in height above ground level, for the purpose of directing traffic to offices or sections or providing general traffic direction.

All outside utilities shall be suitably enclosed from view.

Final approval for any mobile home park shall be granted conditionally, pending review and approval from the New Jersey State Department of Health and Senior Services in accordance with the New Jersey State Sanitary Code, Chapter IX, Mobile Home Parks, and the White Township Board of Health.
