Buffering shall be required when topographic or other barriers do not provide reasonable screening and when the Planning Board determines that there is a need to shield the site from adjacent property to minimize adverse impacts such as incompatible land uses, noise, glaring lights and traffic. The Planning Board may require landscaping, fences or walls, or a combination thereof, in order to accomplish this purpose. Generally, a dense planting of year-round vegetation with a mature height in excess of 50 feet will be required.
