ARTICLE XXV
IL Light Industrial District
§ 160-176 Permitted uses.
The IL Zone District is designed to permit low-intensity uses such as warehousing, assembly and disassembly, storage, wholesale distribution, machine shops, wood, glass and metal working and other similar uses.
A.
Principal uses shall be:
(1)
Warehousing.
(2)
Wholesale distribution.
(3)
Machine shop.
(4)
Assembly and disassembly.
(5)
Storage.
(6)
Vehicle repair.
(7)
Customary and conventional farming operations as permitted by § 160-128A(3), including the construction of residences that are accessory to such farming operations.

B.
Accessory uses shall be uses customarily incidental to the principal uses pursuant to Subsection A above and conducted on the same lot, including:
(1)
Parking areas and parking structures for the storage of motor vehicles in connection with the permitted operation.
(2)
Maintenance and utility shops for the upkeep and repair of buildings and structures on the site and equipment used on the site.
(3)
Water, drainage, sewerage, fire protection and other utility facilities.
(5)
Customary farm buildings for the storage of products or equipment located on the same property as the primary use.
§ 160-177 Conditional uses.
Conditional uses shall be as regulated in § 160-119.
§ 160-178 Required conditions.
The following requirements shall be complied with in the IL Zone District:
A.
Minimum lot area. Every lot shall have a minimum lot area of two acres, measured within 400 feet of the front street right-of-way line.
B.
Lot width. The minimum lot width, measured at the front yard setback line, shall be 200 feet.
C.
Lot frontage. The minimum lot frontage, measured along the front street right-of-way line, shall be 200 feet.
D.
Lot depth. The minimum lot depth, measured at a right angle to the front street right-of-way line, shall be 200 feet.
F.
Floor area ratio. The floor area ratio for all structures on site shall not exceed 25% of the total lot area.
G.
Front yard. There shall be a front yard of not less than 25 feet, of which at least 10 feet immediately adjacent to the street upon which the lot has frontage and extending for the full frontage of the lot must be set aside for the purposes of providing buffering from the public road and provision of proper sight distances. Within such area, the owner shall establish and maintain a planting of grass and/or horticultural ground cover. Other landscape materials may be incorporated, provided that there is no obstruction to vision other than a tree trunk in the area between two feet and seven feet above ground level. No other use shall be made of this buffer area other than for a single driveway to provide access to the use for each 100 feet of frontage upon a public road. Such driveway shall not exceed 24 feet in width.
H.
Side yard. There shall be two side yards, and no side yard shall be less than 10 feet; provided, however, that no building shall be closer than 75 feet to any residential zone district boundary line. No parking area, aisle or driveway shall be permitted within 10 feet of any side lot line nor within 40 feet of any residential zone district boundary line or legally preexisting residential use.
I.
Rear yard. There shall be a rear yard of 30 feet, provided, however, that no building shall be closer than 75 feet to any residential zone district boundary line. No parking area, aisle or driveway shall be permitted within 10 feet of a rear lot nor within 40 feet of a residential zone district boundary line or legally preexisting residential use.
J.
Building height. No building shall exceed a height of 40 feet. In determining the height of any building, elevators or escalators, penthouses, cooling towers and other structures on the roof, which house mechanical or other equipment, shall not be taken into account, provided that they do not exceed a height of 10 feet above the roof to which they are attached and provided further that such structures are appropriately masked or screened as determined by the Planning Board at time of site plan approval.
K.
Landscaping and design. Those portions of the entire site that are not used for roads or lanes and off-street parking and buildings shall be attractively planted and maintained with trees, shrubs, plants and grass lawns, provided that, to the extent possible, existing topography and natural features, such as wooded areas, ponds and lakes, shall be preserved in their natural state.
