CHAPTER 18

25 R-2 VILLAGE SMALL LOT RESIDENTIAL DISTRICT

§ 18.25.010 Purpose.

The R-2 district is for low-density development in the village by providing for detached single-family homes in new subdivisions and where lower density lot sizes are desirable. The R-2 district is intended to provide a quiet, pleasant and relatively spacious living area protected from traffic hazards and intrusion of incompatible land uses.

§ 18.25.020 Permitted uses.

The following uses of land are permitted in the R-2 district: single-family detached residences; home occupations; horticultural uses; essential services; accessory buildings; government uses.

§ 18.25.030 Conditional uses.

(a) 
Boarding, lodging, rooming and bed and breakfast houses.
(b) 
Community living arrangements which have a capacity for eight or more persons.
(c) 
Utilities.
(d) 
Churches.

§ 18.25.040 Specifications.

Within the R-2 district the following standards shall apply:
(a) Maximum Building Height
35 feet
(b) Minimum Front Yard Setback
25 feet
(Note: More restrictive standards may be imposed by state regulations in certain circumstances; for example, on lots fronting on certain classes of state highways.)
(c) Minimum Rear Yard Setback
Principal Buildings
25 feet
Accessory Buildings and Garages
10 feet
(d) Minimum Side Yard Setback
Principal Buildings
10 feet each side
Accessory Buildings and Garages
10 feet each side
(e) Minimum Average Lot Width (New Lots)
66 feet
(f) Minimum Lot Area per Family (New Lots)
8,700 square feet
(g) Minimum front yard setback shall apply to both street sides of a corner lot.
(h) Maximum building coverage of:
30 percent of the parcel
(i) Main floor living area:
minimum 900 square feet
(j) Minimum Dwelling Width
24 feet
(k) Restricted in Residential
No shouse shall be built in a residential area

§ 18.25.050 Placement of accessory buildings.

Garages, gardening, tool and storage sheds incidental to the residential use. Accessory buildings, which are not a part of the principal building, shall not occupy more than 30 percent of the required rear yard, and shall not be more than 15 feet high nor more than one story, and shall not be nearer than 10 feet to any lot line. Accessory buildings shall be no closer than 10 feet to a rear lot line abutting on a public alley.
