S-1 SERVICE DISTRICT REGULATIONS
The regulations set forth in this article are the regulations in the S-1 service district. These regulations are supplemented and qualified by additional general regulations appearing elsewhere in this ordinance and which are incorporated as part of this article by reference.
(1)
A building, premises or lot shall be used only for the following purposes:
(1)
Bakeries, other than those whose products are sold at retail only on the premises.
(2)
Business, professional and governmental offices, not including uses whose principal activity on the premises is the sale of retail goods.
(3)
Bottling plant.
(4)
Contractor's establishment and construction equipment dealer.
(5)
Dyeing and cleaning works using a cleaning fluid whose base is of a material other than petroleum or one of its derivatives.
(6)
Laundries.
(7)
Machine shop.
(8)
Printing plants, shops or publishers.
(9)
Public garage.
(10)
Research or testing laboratories.
(11)
Sheetmetal or tin smithing shop.
(12)
Storage warehouses and wholesale establishments, but not including lumberyards, nor the storage of live animals, explosives, flammable gases or liquids, and only when off-street facilities for loading and unloading of trucks are provided in the structure or on the lot; and such facilities shall not be provided in the required minimum yards.
(13)
Any plant assembling or processing parts or goods from previously prepared materials but not requiring any treatment or processing which would be offensive because of the emission of smoke, gas, dust, noise, odor, glare, heat or vibration. No permit shall be issued for the construction, alteration, operation or occupancy of any such plan unless first approved by the board of aldermen under the provisions of section 1, article XIV.
(14)
Outdoor storage of new automobiles, pickup trucks and small vans by a factory franchised dealer provided that the vehicles are parked or stored on a paved surface built in accordance with the provisions of article XV, section 3, entitled "off-street parking and loading requirements", and are not parked or stored within 25 feet of a dwelling, dwelling district or a public activity district.

Unless specifically listed in subsection (1) above, of this section 2 of article XII, uses permitted in residential and commercial districts are not permitted in the S-1 service district.

No building or structure shall exceed 45 feet in height, except as may be otherwise provided.
No building or structure shall be erected or reconstructed within 100 feet of the perimeter of a tract of land zoned S-1 service district. Screening in the form of a suitable ornamental fence of landscaping shall be located within the 100 feet buffer zone to preserve and protect the character of the districts adjacent thereto.
