DISTRICTS AND BOUNDARIES THEREOF
In order to classify, regulate and restrict the locations of trades, industries, and the location of buildings designed for specific uses; to regulate and limit the height and bulk of buildings; to regulate and limit the intensity of use of lots; and to regulate and determine the area of yards, courts and other open spaces within the surrounding buildings, the City of Ballwin, Missouri, is hereby divided into the following zoning districts:
R-1A single-family dwelling district
R-1 single-family dwelling district
R-2 single-family dwelling district
R-3 single-family dwelling district
R-4 planned multiple dwelling district
[R-5 multiple dwelling district]
PA public activity district
C-1 commercial district
C-2 regional shopping district
C-3 planned limited commercial district
S-1 service district
PSD planned single-family development district

The boundaries of the districts are hereby established as shown on the map accompanying [the original copy of this ordinance] and made a part of this ordinance, which map is designated as the "district map." The district map and all the notations, references and other information shown thereon are, and all amendments thereto made by ordinance shall be, a part of this ordinance and have the same force and effect as if the district map and all the notations, references, other information and amendments thereto shown thereon were all fully set forth or described herein, which district map is properly attested and is on file with the clerk of the City of Ballwin.

Whenever any street, alley or other public way is vacated by the board of aldermen, the zoning districts adjoining each side of such street, alley or public way shall be automatically extended to the center of such vacation, and all area included in the vacation shall be subject to all appropriated regulations of the extended districts.
