- R-2A SINGLE-FAMILY DWELLING DISTRICT REGULATIONS

Section 1. - [Generally.]

The regulations set forth in this article are the regulations in the R-2A single-family dwelling district. These regulations are supplemented and qualified by additional general regulations appearing elsewhere in this article and which are incorporated as part of this article by reference.

Section 2. - Use regulations.

Except as otherwise provided, business and industry are specifically prohibited and a building or premises shall be used only for the following purposes:

(1)

Single-family dwellings.

(2)

Parks, playgrounds and community buildings owned or operated by public agencies.

(3)

Public libraries.

(4)

Public schools, elementary and high, and educational institutions having a curriculum similar to that ordinarily given in public schools.

(5)

Golf courses, except miniature courses and driving tees operated for commercial purposes.

(6)

Churches.

(7)

Accessory buildings, including private garages and uses customarily incident to the above uses, not involving the conduct of a business. Any accessory building that is not part of the main building shall be located not less than 60 feet from the front lot line.

(8)

Temporary buildings for uses incidental to construction work, which buildings shall be removed upon the completion or abandonment of the construction work.

(9)

Church or public building bulletin boards not exceeding 20 square feet in area, and temporary signs not exceeding six square feet in area appertaining to the lease, hire or sale of a building or premises.

Section 3. - Height regulations.

No building shall exceed 35 feet in height nor contain more than three stories except as may be otherwise provided herein.

Section 4. - Area regulations.

(1)

Front yard. There shall be a front yard having a depth of not less than 25 feet; except for land lying along and adjacent to Manchester Rd., which shall have a front yard having a depth of not less than 60 feet; and land lying along Ries Rd., New Ballwin Rd., Clayton Rd., Henry Rd., Baxter Rd., and Oak St. shall have a front yard having a depth of not less than 40 feet.

(2)

Side yard. There shall be a side yard of not less than ten feet on each side of a building, except as provided hereafter in sections 2 and 3 of article XVI. Driveways to garages may be located within the required side yard.

(3)

Rear yard. There shall be a rear year of not less than 15 feet, except as provided hereafter in sections 2 and 3 of article XVI.

(4)

Intensity of use. Every lot shall have an area of not less than 20,000 square feet except:

(a)

If a lot has less area than herein required and the plat thereof had been duly recorded in the office of the St. Louis County Recorder of Deeds prior to February 1, 1998, such lot may be used for a single-family dwelling; or

(b)

If a lot has access to a public sanitary sewer for common disposal of waste and refuse, and buildings thereon are connected to said public sewer, and such lot has an area of not less than 15,000 square feet, such lot may be used for a single-family dwelling.

(5)

Width of lot. No building shall be erected on any lot having a width of less than 100 feet at the building line:

(a)

If a lot is located on a curve or arc of a street or roadway, no building shall be erected thereon unless such lot shall have a width of not less than 100 feet at the building line; or

(b)

If a lot has access to a public sanitary sewer for the common disposal of waste and refuse, and building thereon are connected to said public sewer, such lot shall have a width of not less than 70 feet at the street line; provided that if a lot be located on a curve or arc of a street or roadway, no building shall be erected thereon unless such lot shall have width of not less than 70 feet at the building line and not less than 45 feet at the street line.

(6)

Dwelling area.

(a)

No single-story dwelling shall be erected which does not contain at least 1,150 square feet on the ground story thereof covered by a permanent roof and permanently enclosed and designed for year-round use by occupants. Porches, garages, carports, breezeways and other adjacent structures shall not be included in computing the minimum area required.

(2)

No two-story dwelling shall be erected which does not contain at least 850 square feet on the ground story thereof and a total floor area, excluding the floor area of basements, covered by a permanent roof and permanently enclosed and designed for year-round use by occupants of not less than 1,700 square feet. In the case of two-story dwellings, porches, carports, breezeways and other adjacent structures including garages shall not be included in computing the minimum area required.
