CHAPTER 10

INDUSTRIAL DISTRICTS

8-10A-1: INTENT:

The intent of the I-1 District is to establish and preserve a limited Industrial District for commercial and restricted industrial uses, including industrial parks. (Ord. 2019-01, 3-19-2019)

8-10A-2: PERMITTED USES:

In an I-1 District, no building or premises shall be used, and no building shall be erected or structurally altered, except for one or more of the following uses:
Assembly or fabrication of materials already processed or manufactured into final product.
Automobile and truck repair, provided it is enclosed by a six foot (6') solid fence if adjacent to property zoned Residential or Commercial.
Automotive washing facilities.
Boat sales, service and repairs, provided it is enclosed by a six foot (6') solid fence if adjacent to property zoned Residential or Commercial.
Building material storage or sales.
Bulk storage of non-explosive or non-caustic liquids.
Carpenter, cabinet, plumbing or sheet metal shop.
Contractor's yard for vehicles, equipment, and supplies, provided it is enclosed by a six foot (6') solid fence if adjacent to property zoned Residential or Commercial.
Convenience store.
Dry cleaning and laundry.
Feed, grain and fertilizer retail sales.
Frozen food lockers.
Gas station.
Greenhouses and nurseries.
Heavy equipment sales, service, and repair, provided it is enclosed by a six foot (6') solid fence if adjacent to property zoned Residential or Commercial.
Machinery and implement sales, service and repair, provided it is enclosed by a six foot (6') solid fence if adjacent to property zoned Residential or Commercial.
Monument making and sales.
Motor vehicle sales, service, repair, and storage, provided it is enclosed by a six foot (6') solid fence if adjacent to property zoned Residential or Commercial.
Offices.
Plumbing, welding, electrical supply and service shops.
Public utility and public service installations and facilities, including repair and storage facilities.
Radio or television transmitting station.
Railroad tracks.
Recreational vehicle parks.
Restaurant and convenience food restaurant.
Trampoline park.
Veterinary clinics and animal boarding (indoor).
Warehousing or mini-warehousing or inside storage.
Welding shop.
Wholesale business.
Other compatible uses, as determined by Zoning and Planning. (Ord. 2019-01, 3-19-2019)

8-10A-3: CONDITIONAL USES:

These uses may be allowed upon review and approval of a conditional use permit by the commission and Council.
Oil or gas storage facilities.
Outside storage excluding junkyards.
Security quarters: apartments, as a part of the main structure, or manufactured homes (mobile) necessary for safety or security reasons, in conjunction with the principal use, occupied only by persons responsible for security in the principal use and employed by the industry or business conducting the principal use.
Other potentially compatible uses provided they are not contrary to the intent of the district.
All such uses shall be approved as conditional uses and may be subject to annual review by Zoning and Planning and Council. (Ord. 2019-01, 3-19-2019)

8-10A-4: MINIMUM STANDARDS:

   A.   Lot Area: Thirty thousand (30,000) square feet.
   B.   Lot Width: One hundred forty feet (140').
   C.   Setback Requirements:
      1.   Building setback shall be a minimum of twenty five feet (25') from the property line of any dedicated public way.
      2.   If an industrial use adjoins any other zoning district, setbacks shall be required as determined by Zoning and Planning in accordance with sections 8-3-9 and 8-3-11 of this title.
   D.   Height Limitations: Maximum height shall not exceed forty feet (40'), or three (3) stories, whichever is appropriate for use. (Ord. 2019-01, 3-19-2019)

8-10A-5: SUPPLEMENTARY AND BULK REGULATIONS:

No part of an area or width required for the purpose of complying with the provisions of this title shall be included as an area or width required for another lot. (Ord. 2019-01, 3-19-2019)

8-10A-6: LANDSCAPE REQUIREMENTS:

A landscape plan shall be submitted for the Town's review and be approved as part of any required plan review and approval or as a part of any building permit application package for any new development project. (Ord. 2019-01, 3-19-2019)

8-10A-7: ACCESSORY USES:

A use that complies with all of the following may be operated as an accessory use to a permitted use in the I-1 District:
   A.   The use is clearly incidental and secondary to the operation of the permitted use;
   B.   The use is commonly associated with the operation of the permitted use;
   C.   It is operated and maintained under the same ownership and on the same lot as the permitted use. (Ord. 2019-01, 3-19-2019)

This district allows basic processing and manufacturing of materials or products primarily from extracted or raw materials, or a use that involves storage or manufacturing processes that use flammable or explosive materials or that potentially involve hazardous or commonly recognized offensive conditions. Vocational or training school.
Warehousing or storage.
Welding shop.
Wholesale business.
Other heavy industrial uses, similar to those listed and approved by the Planning staff.
All of the above permitted uses are subject to compliance with the International Building Code or currently adopted code 1 in addition to all other applicable codes. (Ord. 2019-01, 3-19-2019)

8-10B-3: CONDITIONAL USES:

   A.   Permitted Conditional Uses: The following conditional uses are permitted in the I-2 District:
Bottling works.
Bulk plant, gasoline or LP gas.
Motor freight terminal.
Railroad switching and classification yard.
Refineries, oil and gas.
Security quarters: apartments, as a part of the main structure, or manufactured homes (mobile) necessary for safety or security reasons, in conjunction with the principal use, occupied only by persons responsible for security in the principal use and employed by the industry or business conducting the principal use.
Sewage pumping facilities.
Other potentially compatible uses provided they are not contrary to the intent of the district.
All other medium and heavy industrial uses as determined by Zoning and Planning. (Ord. 2019-01, 3-19-2019)

8-10B-4: MINIMUM STANDARDS:
