CHAPTER 6

ZONING DISTRICTS AND MAP

8-6-1: ZONING DISTRICTS ESTABLISHED:

In order to regulate and/or restrict the locations of residences, trades, industries and other uses and the location of buildings, designed, erected, altered or occupied for specified purposes, to limit the height and bulk of buildings hereafter erected, altered, to determine the area of yards and other open spaces, and to limit the density of population, the Town is hereby divided into the following districts:

Residential Estate
R-2
One-Unit Residential
R-3
One- To Two-Unit Residential
R-4
High Density Residential
R-5
Mobile Home Subdivision
R-6
Mobile Home Park
PUD
Planned Unit Development
B-1
General Business
B-2
Highway Business
I-1
Light Industrial
I-2
General Industrial
P
Public
 
For the purpose of this title, every building hereinafter erected in the zoning districts shall be located on a single "lot", as defined in section 8-2-1 of this title. Under no circumstances shall there be more than one principal building on a lot.
The only exceptions to these provisions are in the following districts:

8-6-2: ZONING DISTRICT MAP:

   A.   Map Adopted: The location and boundaries of the zoning districts established by this section are set forth on the zoning district map of the Town. Said map, with all notations, references and other information shown thereon, is incorporated herein and made a part of this title, and is on file in the Office of the Town Clerk.
   B.   Interpretation Of Map: The building official shall make an interpretation of the zoning district map upon request of any person if, because of the scale, lack of detail or legibility there is uncertainty, contradiction or conflict as to the intended location of any zoning district boundary shown thereon. Any person allegedly aggrieved by the interpretation may appeal to Zoning and Planning. The building official and/or Zoning and Planning, in interpreting the zoning district map or deciding any appeal, shall apply the following standards:
      1.   District boundary lines are intended to follow lot lines, or be parallel or perpendicular thereto, or follow along the centerlines of alleys, streets, rights-of-way or watercourses, unless such boundary lines are otherwise shown on the map.
      2.   Where district boundary lines are indicated as following approximately lot lines, such lot lines shall be construed to be boundary lines. (Ord. 2012-1, 4-17-2012)
