Retail sales of goods, such as but not limited to furniture stores, home furnishing stores, electronics and appliance stores, building material and supplies dealers, lawn and garden equipment and supplies, grocery stores, specialty food stores, beer, wine, and liquor stores, health and personal care establishments, clothing stores, shoe stores, jewelry, luggage and leather goods stores, sporting goods, hobby, and musical instrument stores, books (except adult businesses), periodic and music stores, other general merchandise stores, florists, office supplies, stationery and gift stores, pet and pet supply stores, art dealers, automotive parts and accessory stores, tire dealers, motor vehicle repair stores, floor covering stores, window treatment stores, home centers, paint and wallpaper stores, hardware stores, convenience stores, meat markets, fish and seafood markets, fruit and vegetable markets, baked goods stores, confectionery and nut stores, pharmacies and drugstores, cosmetics, beauty supplies, perfume stores, optical goods stores, food (health) supplement stores, gas stations, department stores, and warehouse clubs and supercenters.

Business, professional or governmental offices or studio.

Day care.

Hotels.

Financial and insurance establishments, including but not limited to banks, savings and loan associations, and insurance agent offices.

Restaurants, taverns and similar types of establishments, including drive-through restaurants.

Personal and household service establishments, such as but not limited to barbershops, beauty shops, laundromats, laundry and dry cleaning, tailor and seamstress shops and shoe and appliance repair shops.

Indoor theater, bowling alley, skating or hockey rink, and similar indoor places of amusement or recreation.

Accessory uses and structures to the above-permitted uses. Outdoor storage associated with any permitted use shall be contained within a fenced enclosure or structure.

Limited manufacturing associated with one of the above permitted uses shall be permitted as an accessory use, provided that the product being manufactured is sold as part of the principal use of the property; such accessory uses may include printing and related activities, microbreweries, pharmacies, bakeries, confectionery manufacturing from purchased chocolates, nonchocolate confectionery manufacturing, cheese manufacturing, and the production of ice cream, frozen desserts, cookies, crackers, pasta, tortillas, snack foods, coffee and tea.

Motor vehicle rental facility.

The tract of land to be developed shall have a minimum lot size of 30 acres.

All side yards must at a minimum abut a collector or minor street as they are defined by the Township's Subdivision and Land Development Ordinance.[1]

Access from Route 183 to the tract within the ODTC Zone shall be limited to one full-movement driveway access and one limited-movement right-turn entrance-only driveway as permitted by DEP in its highway occupancy permit.

No paving other than permitted driveways and pedestrian walkways shall be constructed within 20 feet of the right-of-way line of any public street. The area between the right-of-way and the twenty-foot parking setback shall be limited to landscaping and signage.

No outdoor storage of motor vehicles or vehicles under repair are permitted.

Drive-through lanes for retail, restaurants, and banks shall provide sufficient queuing lengths for vehicles waiting to place or pick up orders so as to not obstruct the free flow of traffic based on a traffic study prepared by a qualified traffic engineer and reviewed by the Municipal Engineer.

Day-care uses shall be permitted subject to outdoor playground areas being located adjacent to open areas.

Signs. Facade signs are limited to one wall sign per commercial unit not to exceed four square feet of sign area for each one horizontal linear foot of horizontal unit space for each building facade length to a maximum of 240 square feet. One freestanding sign shall be permitted per tract side which fronts a street, with each such sign not to exceed in area 300 square feet. One additional ground monument sign is permitted for each 500 linear feet of street frontage with a maximum area of 120 square feet indicating the names of individual businesses or group of businesses. The maximum sign height shall not exceed 35 feet.

Landscaping within parking areas. No more than 20 contiguous parking spaces may be constructed without a landscaped island. Landscaping is required on all endcaps.

Tract coverage. At least 35% of gross tract area shall be maintained as open area inclusive of buffers and required landscaped areas. The provisions of § 184-152C pertaining to landscaping within the parking area shall not apply in the overlay zone.

Building height. The maximum height permitted for commercial uses is 45 feet.

Parking required for any use located upon a tract within the OR Office/Research Zoning District utilizing the Town Center Overlay District with a principal use that is retail/commercial in nature shall be based on the "shopping center" design requirements in § 184-156Q. All other uses shall utilize the parking requirements of the specific use proposed.

Zoning and design criteria that are not contained or superseded by the Town Center Overlay District shall comply with the underlying OR Office/Research Zoning District.
