For the purposes of regulating and restricting the location of trades, industries, condominiums, apartment houses, two-family houses, single-family houses and other uses of property, as well as the number of square feet of lot area per family housed, the width of lots, the location and size of side, rear and front yards and the size and height of buildings, the city is hereby divided into 14 classes of use districts termed respectively:
(A) The Zone Map which accompanies original Ordinance 46-68, passed February 3, 1969, and which is marked and entitled for identification “Zone Map of City of Broadview Heights” is hereby declared to be a part hereof. The Map designations and the designation rules which accompany such Map are hereby declared to be a part hereof. No building or premises shall be erected or used except in conformity with the regulations herein prescribed for the use of the various districts in which such building or premises are located.
(B) When definite distances in feet are not shown on the Zone Map, the district boundaries on the Zone Map are intended to be along the centerline of an existing street or property line or extensions of the same and if the exact location of such line is not clear it shall be determined by the Planning Commission, due consideration being given to the location as indicated by the scale of the Zone Map.
