CHAPTER 1266

CLASSIFICATION OF USES

§ 1266.01 CLASSIFICATION GENERALLY.

   For the purposes of this Zoning Code, as set forth in § 1264.01, the various uses of buildings and premises are divided into classes or districts as set forth in the following sections.

§ 1266.02 CLASS A-1.

   (A)   The following uses are considered within a Class A-1 District:
      (1)   Single-family dwellings; and
      (2)   Farming and truck gardening.
   (B)   Third floor living suites, as described in § 1266.03(B), are prohibited.

§ 1266.03 CLASS A-2.

   (A)   The following uses are considered within a Class A-2 District: two-family dwellings.
   (B)   Third floor living suites containing a bathroom and/or kitchen in a conventional single-family or two-family dwelling are prohibited. A room or rooms added on the third floor of such a dwelling may be occupied by members of the family in the suite or suites below only after approval of the heating and wiring by the Building Commissioner and the Fire Marshal.

§ 1266.04 CLASS B-1.

   The following uses are considered within a Class B-1 District: townhouse condominiums and attached or detached single-family dwellings.

§ 1266.05 CLASS B-2.

   The following uses are considered within a Class B-2 District: townhouse condominiums and apartments.

§ 1266.06 CLASS B-3.

   The following uses are considered within a Class B-3 District: single-family and multi-family dwelling units, whether they are owned or sold in fee simple or as condominiums, as defined in Ohio R.C. 5311.01(A), and other accessory uses provided in § 1272.07 of this Code of Ordinances.

§ 1266.07 CLASS B-5.

   The following use is considered within a Class B-5 District: Senior Citizen Zoning District.

§ 1266.08 CLASS C-1.

   The following use is considered within a Class C-1 District: Local Retail Commercial District.

   The following use is considered within a Class C-2 District: General Commercial District.

§ 1266.10 CLASS C-3.

   The following use is considered within a C-3 District: Office Space District.

   The following use is considered within a C-4 District: Shopping Center District.

§ 1266.12 CLASS C-5.

   The following use is considered within a Class C-5 District: Shopping Center District.

§ 1266.15 CLASS E-1.

   The following uses are considered within a Class E-1 District: offices and laboratories.
