IN Industrial District
§ 230-47 Permitted uses.
The following uses are permitted in Industrial Districts:
A.
Enclosed manufacturing industries.
B.
Enclosed warehouse or wholesale.
C.
Public utility.
D.
Enclosed service and repair.
E.
Machinery and transportation equipment, sales, service and repair.
F.
Enclosed industrial process, service and produce packaging.
G.
Freight or trucking terminal.
H.
Contractor's yard.
I.
Public garage.
J.
Parking.
K.
Accessory use.
§ 230-48 Special permit use.

The following uses are permitted after issuance of a special permit:
A.
Car wash.
B.
Retail store.
C.
Retail service.
D.
Business office.
E.
Restaurant; bar.
F.
Hotel; motel.
G.
Religious institution.
H.
Community center.
I.
Dormitory.
J.
Club.
K.
Mortuary; funeral home.
L.
Indoor recreation.
M.
Other industrial uses upon the finding that such use is of the same general character as those permitted and will not be detrimental to other uses within the district or to adjoining areas.
N.
Solar farms.

§ 230-49 Area, yard and bulk requirements.
A.
Area, yard and bulk requirements for the Industrial District shall be as follows:

(1)
Minimum district area: 15 acres.
(2)
Minimum lot area: 20,000 square feet.
(3)
Minimum lot frontage: 100 feet.
(4)
Minimum lot depth: 150 feet.
(5)
Minimum front yard: 15 feet.
(8)
Maximum coverage: 60%.
(9)
Maximum building height: two stories or 40 feet, whichever is less.
Note: The Village Planning Board shall have authority to require greater setbacks or lesser coverage before a site plan is approved if in the interest of the health, safety or general welfare of the public. |
