HP Historic Preservation District

§ 230-119 Purpose.

This zone is designed to allow a mix of adaptive uses in existing Canal Era historic structures to ensure their preservation and restoration.

§ 230-120 Permitted uses.

The following uses are permitted in Historic Preservation Districts:
A. 
Retail store.
B. 
Retail service.
C. 
Personal service.
D. 
Business office.
E. 
Museums and similar institutions.
F. 
Accessory use.
G. 
Parking.
H. 
Bachelor apartments and a mixture of the above commercial and bachelor apartment uses upon the finding of the Planning Board and Architectural Review Board that such uses and their proposed density will not be detrimental to the other uses within the district or to the historic integrity and character of the district.

§ 230-122 Area, yard and bulk requirements.

A. 
Historic structures. Nothing herein shall prohibit the use of existing historic structures as they currently exist, with respect to area, yard and bulk requirements.
B. 
Requirements for nonhistoric structures shall be as follows:
(1) 
Minimum lot area: 8,000 square feet.
(2) 
Minimum lot frontage: 75 feet.
(3) 
Minimum lot depth: 100 feet.
(4) 
Minimum front yard: five feet.
(5) 
Minimum rear yard: 40 feet.
(6) 
Minimum side yards:
(a) 
Twenty-five feet total minimum.
(b) 
Minimum 10 feet one side and 15 feet other.
(7) 
Maximum coverage: none required.
(8) 
Maximum building height: two stories or 30 feet, whichever is less.

§ 230-123 Special regulations.

A. 
Site plan approval of Planning Board is required.
B. 
Article V requirement for architectural control shall be followed.
C. 
Off-street parking required is one parking space per bachelor apartment.

§ 230-124 Supplementary regulations.

Supplementary regulations shall be followed as set forth in Article XVII, except for the following sections, which are to be deleted from application in this district:

Section 230-72, Off-street parking requirements.
B. 
Section 230-73, Off-street loading requirements.
C. 
Section 230-75, Landscaping requirements.
D. 
Section 230-76, Screening of service and parking areas.
