ARTICLE IV

Establishment of District Zones

§ 345-5 Designation of district zones.

For the purpose of this chapter the Borough is hereby divided into the following districts or zones, which shall be designated as follows:
R-1
Residential, Low-Medium Density
R-2
Residential, Medium-High Density
B-1
Central Commercial District
I-1
Light Industrial Use District
C-1
Conservation Area

§ 345-6 Official Zoning Map.

The location and boundaries of all zone districts shall be as shown on a map entitled and known as the "Official Zoning Map of the Borough of Catawissa." Said map and all notations and references thereon are hereby incorporated into and declared to be part of this chapter. No changes of any nature shall be made in the Official Zoning Map except in conformance with procedures set forth under Section 609 of Article VI, Act 247, as amended by Act 93 of 1972.[1]

§ 345-7 Interpretation of boundaries.

Where uncertainty exists with respect to the boundaries of any aforementioned districts, the following rules shall apply:
A. 
Unless otherwise indicated, the district boundaries are the center lines of streets, railroads, and streams as well as lot property lines and Borough boundary lines.
B. 
In undivided land, the location of such boundary, unless otherwise specified by figures on the Zoning Map, shall be determined by the use of the scale appearing thereon.
C. 
Boundaries indicated as following shorelines shall be construed to follow such shorelines, and in the event of change in the shoreline shall be construed as moving with the actual shoreline; boundaries indicated as approximately following the center lines of streams, rivers, canals, lakes, or other bodies of water shall be construed to follow such center lines.
D. 
Where physical or cultural features existing on the ground are at variance with those shown on the Official Zoning Map, or in other circumstances not covered by subsections above, the Zoning Hearing Board shall interpret the district boundaries.
E. 
Where a district boundary line divides a lot which was a single ownership at the time of passage of this chapter, the Zoning Hearing Board may permit, as a special exception, the extension of the regulations for either portion of the lot not to exceed 50 feet beyond the district line into the remaining portion of the lot, provided that such extension does not extend the district boundary along any street or road.
