R-1 low density residential district.
A.
Uses permitted. Within any R-1 multiple-family dwelling district, no buildings, structures, land or water shall be used except for one or more of the following uses:
1.
Single-family dwellings and their customary accessory uses.
2.
Multiple-family dwellings.
3.
Public parks and neighborhood playgrounds but not amusement parks.
4.
Churches, including Sunday schools or educational buildings without lodging facilities.
5.
Kindergartens and day nurseries except correctional institutions.
6.
Libraries, community or neighborhood centers and buildings used by federal, state, county or city government or by the people as meeting places.
7.
Primary and secondary schools.
8.
Home occupation and professional offices, such as that of physician, surgeon, dentist, lawyer, music or art teacher, engineer, architect and such others as are consistent with this provision, provided:
a.
That there be no alteration in the residential character of the premises in connection therewith.
b.
That when carried on within a dwelling, not more than 25 percent of the ground floor of the dwelling shall be so occupied.
c.
That no motor power other than electrically operated motors shall be used in connection therewith and that the total horsepower of such motors shall not exceed three horsepower, or one horsepower for any single motor.
d.
That no merchandise or articles shall be displayed for advertising purposes and no sign or advertising device relative thereto shall be displayed on the premises.
e.
That no articles or materials pertaining to such home occupations shall be stored other than in the building so used.
f.
That no nameplate or sign be displayed exceeding two square feet in area and containing only the name of the trade or profession and of the occupant of the premises.
g.
That no electric, neon, flashing or blinking lights shall be placed on such signs or the premises.
h.
That the home occupation has been granted a conditional use permit by the town pursuant to the provisions for such use in this chapter.
B.
Building height regulations: No building or structure shall exceed 35 feet in height.
C.
Building site area required: The minimum building site are shall be one lot or a parcel of land 5,000 square feet in area for each single-family dwelling; for each two-family dwelling three thousand square feet; for each multiple-family dwelling 1,500 square feet. Such parcels or lots shall have a minimum front width of at least 50 feet. Where a lot or parcel of land has an area of less than the above required minimum and was recorded as such at the time of the passage of this Code, said lot may be occupied by a single-family dwelling, provided, however, that the building conforms to the minimum side and front yard requirements set out in this section.
D.
Front yard required: There shall be a front yard with a depth not less than 20 feet as measured from the right-of-way line fronting the lot or parcel.
E.
Side yard required: There shall be a side yard on each side of the main building having a width of not less than five feet. Townhouses shall be required to have a ten-foot side yard on each side of each complex or structure. Zero lot line construction is permitted for interior townhouse units.
F.
Rear yard required: There shall be a rear yard not less than 25 feet in depth, for principal building on the lot and not less than 7§half; feet for accessory buildings.
G.
Lot coverage: Fifty percent of the lot area is the maximum which may be covered by structures.
H.
Off-street parking regulations: Where a lot is occupied by a multiple dwelling, there shall be provided accessible parking space on the lot, either garage or surfaced area, adequate to accommodate two cars for every dwelling unit on the lot.
