CHAPTER 8

AGRICULTURAL ZONES

11-8A-1: PURPOSE:

The A-1 agricultural zone is established to provide areas where low density residential uses may be harmoniously integrated with incidental agricultural pursuits. This zone is intended to allow the keeping of farm animals in proportion to the amount of land area provided for this purpose and within limits of reasonable rules of health and sanitation. It is intended to retain land in parcels large enough to provide efficient and attractive development as urban uses extend in an orderly manner in these areas. (Ord. 2009-24, 11-24-2009)

11-8A-2: PERMITTED USES:

The following buildings, structures, and uses of land shall be permitted in the A-1 agricultural zone upon compliance with the requirements set forth in this code:
Agriculture.
Beekeeping.
Churches.
Daycares, residential.
Farm animals (see subsection 11-8A-11A of this article).
Home occupations.
Parks and open space.
Preschools, residential.
Schools.
Single-family dwellings. (Ord. 2016-06, 9-27-2016)

11-8A-3: CONDITIONAL USES:

The following buildings, structures, and uses of land shall be allowed in the A-1 agricultural zone upon compliance with the requirements set forth in this code and upon obtaining a conditional use permit as specified in chapter 4 of this title:
Agricultural recreation.
Greenhouses.
Group homes for persons with a disability.
Group homes for the elderly.
Produce sales.
Public uses.
Temporary or seasonal merchants.
Veterinary services. (Ord. 2016-06, 9-27-2016)

11-8A-4: AREA AND FRONTAGE REGULATIONS:

   A.   Lot Size: The minimum lot size shall be one-third (1/3) acre, or fourteen thousand five hundred twenty (14,520) square feet.
   B.   Lot Width: The minimum lot width, as measured at the front setback line, shall be one hundred feet (100').
   C.   Lot Frontage: The minimum lot frontage shall be one hundred feet (100'). (Ord. 2009-24, 11-24-2009)

11-8A-5: YARD REGULATIONS:

   A.   Front Yard: The minimum front yard setback for all main buildings shall be thirty feet (30').
   B.   Side Yard: The minimum side yard setback for all main buildings shall be ten feet (10') on each side.
   C.   Side Yard, Corner Lots: The minimum side yard setback for all main buildings on corner lots shall be twenty feet (20') on the side adjacent to a street.
   D.   Rear Yard: The minimum rear yard setback for all main buildings shall be twenty five feet (25'). (Ord. 2009-24, 11-24-2009)

11-8A-6: HEIGHT REGULATION:

No building shall be erected to a height greater than thirty five feet (35'). (Ord. 2009-24, 11-24-2009)

11-8A-7: DENSITY:

Density shall not exceed three (3) dwelling units per acre. (Ord. 2009-24, 11-24-2009)

11-8A-11: OTHER REQUIREMENTS:

   A.   Farm Animals And Structures:
      1.   Animal or fowl units for family food production or pleasure shall be kept in accordance with the following regulations:
         a.   Parcels that are less than one-half (1/2) acre and no less than one-third (1/3) acre shall be allowed to have one-half (1/2) of a fowl unit (15 chickens).
         b.   Parcels that are less than one-third (1/3) acre and no less than one-fourth (1/4) acre shall be allowed to have one-third (1/3) of a fowl unit (10 chickens).
         c.   Parcels that are less than one-fourth (1/4) acre and no less than six thousand five hundred (6,500) square feet (approximately 0.15 acre) shall be allowed to have one-fifth (1/5) of a fowl unit (6 chickens).
         d.   Lots between one-half (1/2) acre and one acre in size shall be allowed to keep one animal unit and one fowl unit.
         e.   Lots larger than one acre shall be allowed to keep one additional animal unit and one additional fowl unit per each additional one-third (1/3) acre in lot size.
      2.   All pens, coops, barns, stables, or corrals shall be set back not less than fifty feet (50') from a public street (except on corner lots where the setback from the side street may be reduced to not less than 35 feet), and located not closer than twenty feet (20') from any dwelling on the lot or fifty feet (50') from any dwelling on an adjacent lot.    B.   Floor Area: Each dwelling unit shall have a minimum finished floor area of not less than one thousand two hundred (1,200) square feet for ramblers with a full basement; all other styles shall have a minimum finished floor area of not less than one thousand five hundred (1,500) square feet above grade.
   C.   Landscaping: All landscaping shall comply with the provisions of chapter 21 of this title.
   D.   Garages: Each dwelling unit shall have an attached two car garage, which shall be a minimum of four hundred (400) square feet in size.
   E.   Exterior Building Materials:
      1.   Permitted exterior building materials for main buildings shall be brick, stucco, stone, rock, or vinyl siding.
      2.   Vinyl siding shall not be permitted on the front elevation of a main building.
      3.   Reserved.
      4.   The front elevation and any side elevation facing a street or right- of-way shall include at least two (2) of the following: brick, stucco, stone, or rock.
   F.   Footings And Foundation Required: All main buildings shall be constructed on a permanent footing and foundation.
   G.   Restrictions: No area needed to meet the lot width, frontage, area, setback or other requirements of this chapter may be divided, sold, or leased separate from such lot or building. (Ord. 2009-24, 11-24-2009; amd. Ord. 2017-06, 4-25-2017; Ord. 2022-06, 2-22-2022)

11-8B-1: PURPOSE:

The purpose of the A-2 Agricultural Zone is to provide for agricultural uses and animal rights on existing, developed single-family lots in the southwestern portion of the City adjacent to utility corridors. (Ord. 2009-25, 11-24-2009)

11-8B-2: PERMITTED USES:

Permitted uses in the A-2 Agricultural Zone shall be the same as those of the A-1 Agricultural Zone. (Ord. 2009-25, 11-24-2009)

11-8B-3: CONDITIONAL USES:

Conditional uses in the A-2 Agricultural Zone shall be the same as those of the A-1 Agricultural Zone. (Ord. 2009-25, 11-24-2009)
