ARTICLE VII

DENSITY, LOT, SETBACK, AND HEIGHT STANDARDS

Sec. 50-459.- Specific standards by district.

Density, lot, setback and height standards are base standards which may be limited or otherwise modified by other regulations of this chapter or site-specific conditions affecting development on a site.

Sec. 50-460. - Table 50-1, permitted and conditional uses.

The use types listed in the table 50-1 are intended to be mutually exclusive. In some cases, categories of uses are listed in this table. Therefore, careful reference to particular uses permitted or conditional in each district is advised. Division 2 of article IX should be consulted, as well as the definitions contained in section 50-11, the general provisions of article IX and the development standards of article VIII of this chapter.

Sec. 50-461. - Table 50-2, density/intensity and dimensional standards.

Table 50-2 depicts most standards for development in each of the districts; however, the table is not comprehensive. Specific standards for each use should be reviewed under the applicable zoning district, and the definitions, general provisions, and standards sections of this chapter should also be referenced.

Note: Lot Area requirements noted in this table as being variable correspond directly with lot width requirements noted in this table as also being variable (e.g., in the R-1 district, if the minimum lot area required is 9,000 square feet, the minimum lot width required is 75 feet. Likewise, a minimum lot area of 9,600 square feet corresponds with a minimum lot width of 80 feet.)

*Surface parking spaces shall be set back at least ten feet from interior side lot lines and from rear lot lines.

**For the C-1 district, the front setback standard is zero feet. The main entrance and front facade of each building shall face a public street.
