B-1-A HIGHWAY INTERCHANGE DISTRICT

§ 27-1201 Purpose.

The purpose of this district is to provide for certain commercial development to take place within the district, provided that an I-79 interchange exists to service traffic generated by such uses and to avoid burdening the local road network.

§ 27-1202 Authorized Uses.

In the B-1-A Highway Interchange District, only the following uses are authorized:
1202.1. 
Permitted Uses.
A. 
Principal Uses:
(1) 
Business or professional offices, minor.
(2) 
Contracting business and contractor's yard.
(3) 
Essential services.
(4) 
Forestry.
(5) 
Light manufacturing.
(6) 
Mini-warehouse or self-storage facilities.
(7) 
Printing establishment.
(8) 
Public utility building or structure.
(9) 
Repair shop.
(10) 
Research and development.
(11) 
Supply yard.
(12) 
Warehousing and distribution.
(13) 
Wholesale business.
B. 
Accessory Uses:
(1) 
Drive-through facilities, subject to § 27-2107.
(2) 
Fences, subject to § 27-2104.
(3) 
Home office or home occupation in a dwelling which is a nonconforming use.
(4) 
Off-street parking and loading, subject to Part 22.
(5) 
Outdoor hydronic heater, subject to § 27-1906.51.
(6) 
Retail sales of products produced on site.
(7) 
Signs, subject to Part 23.
(8) 
Solar energy system (small and large), subject to § 27-1906.51.
(9) 
Temporary construction trailer or sales office, subject to § 27-2108.
(10) 
Wind energy system (small), subject to § 27-1906.51.
(11) 
Other accessory uses customarily incidental to and on the same lot with any permitted use authorized in this district.

Brewpub, subject to § 27-1904.

Major retail business, subject to §§ 27-1906.33 and 27-1904.
(6) 
Major business or professional office, subject to §§ 27-1906.32 and 27-1904.
(7) 
Major financial institution, subject to §§ 27-1906.32 and 27-1904.
(8) 
Hotel or motel, subject to §§ 27-1906.26 and 27-1904.
(9) 
Planned shopping center, subject to §§ 27-1906.44 and 27-1904.
(10) 
Restaurant, subject to § 27-1904.
(11) 
Vehicle accessories sales and installation, subject to §§ 27-1906.59 and 27-1904.

Uses by Special Exception.

Temporary use or structure, other than a construction trailer, model home or sales office, subject to § 27-1906.56.

Comparable uses not specifically listed, subject to § 27-1905.

Uses accessory to an approved use by special exception, other than fences or signs, subject to § 27-1903.2.

§ 27-1203 Area and Bulk Regulations.

In the B-1-A Highway Interchange District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 19.
1203.1. 
Minimum Lot Area:
A. 
All permitted uses: 40,000 square feet.
B. 
All conditional uses: 20,000 square feet.
1203.2. 
Minimum Lot Width: 100 feet.
1203.3. 
Minimum Lot Frontage: 50 feet.
1203.4. 
Maximum Impervious Surface Coverage: 75%.

Minimum Front Yard:

All permitted uses:
