22 R-2 - LOW-DENSITY MULTIPLE-FAMILY RESIDENTIAL ZONE
17.22.010 Purpose.
The R-2 Low Density Multiple-Family Residential Zone is intended as a residential district of single or low-density multiple-family dwellings with either one or more dwellings on the same lot. Except as specifically provided elsewhere in this title, any and every building and premises or land in the R-2 zone shall be used for or occupied, and every building shall be erected, constructed, established, altered, enlarged, maintained, moved into and within the R-2 zone exclusively and only in accordance with the regulations set forth in this chapter.

17.22.020 Permitted uses.
The following uses shall be permitted in the R-2 Low Density Multiple-Family Residential Zone subject to property development standards in §§ 17.22.050 through 17.22.160:
(A) Any use permitted in R-1-7.2 zone, provided that R-1-7.2 uses shall comply with all the requirements stipulated
for the R-1-7.2 zone;
(B) House trailer, may be used as a construction project office during time of construction when a valid building permit is in force;
(C) Small family day care homes;
(D) Two-family dwelling, duplex dwelling or multiple-family dwellings at the density set forth in § 17.22.080;
(E) Uses customarily incident to any of the above uses and accessory buildings;
(F) Similar uses permitted by Commission determination. The Commission may, by resolution of record, permit any other uses which it may determine to be similar to those listed above, in conformity with the intent and purpose of this zone and not more obnoxious or detrimental to the public health, safety and welfare or to other uses permitted in this zone. For procedure, see Chapter 17.88.
The following use may be permitted subject to approval of a building permit as provided for in Chapter 17.85: accessory dwelling unit of a permanent character placed in a permanent location.
17.22.050 Property development standards - Generally.
The property development standards set forth in this chapter shall apply to all land and buildings in the R-2 zone, except that any lot shown on an official subdivision map duly approved and recorded, or any lot for which a bona fide deed had been duly recorded by June 21, 1965, may be used as a building site.

17.22.060 Lot area - Generally.
Each lot shall have a minimum lot area of 7,200 square feet.

17.22.070 Lot dimensions.
All lots hereafter created shall comply with the following minimum standards, and lots now held under separate ownership or of record shall not be reduced below these standards. The provisions of § 17.64.010 shall apply.
(A) Width. Lots shall have a minimum width of 60 feet.
(B) Depth. Lots shall have a minimum depth of 100 feet.

17.22.080 Lot area - Per dwelling unit.
The minimum lot area per dwelling unit shall be 3,600 square feet.

17.22.090 Building height.
Buildings and structures erected in this zone shall have a height not greater than two stories or 30 feet, whereas a single story structure shall be one story and no greater than 25 feet, except as otherwise provided.

17.22.100 Yards.
Except for setbacks along major streets as required by Chapter 17.86, there shall be established and maintained:
(A) For general conditions, the provisions of §§ 17.64.020 through 17.64.040 shall apply;
(B) Front yard requirements are as follows: lots shall have a front yard of not less than 25 feet;
(C) Side yard requirements are as follows:
(1) Lots with no access to an alley shall have one side yard with a width of not less than ten feet, and the other side yard shall have a width of not less than five feet;
(2) Lots with access to an alley shall have a side yard on each side of not less than five feet adjacent to the interior side lot lines and not less than ten feet adjacent to street side lot lines;
(3) Corner lots siding on a local street shall have a side yard on the street side of not less than 15 feet;
(4) Reversed corner lots shall have a side yard on the street side of a width not less than 15 feet. Any additions or enlargements to nonconforming main buildings and structures on reversed corner lots may extend as far as the setback of such buildings or structures, but in no instance shall they extend less than ten feet from the property line;
(D) Rear yard requirements are as follows: each lot shall have a rear yard of not less than ten feet.

17.22.110 Distance between buildings.
The minimum distance between single-story dwellings, neither one of which has an entrance opening upon the intervening space, shall be not less than ten feet, and the minimum distance between buildings in all other cases shall not be less than 20 feet. No minimum distance is required between an accessory dwelling unit and the primary unit.

17.22.120 Coverage.
Lot area coverage by buildings or structures shall not exceed 50% of the total lot area.
(B) No building permit shall be issued for any lot or parcel of land unless the lot has frontage on a dedicated and improved street. The Commission may approve access from a private street, provided the street conforms to the standards of the city. A lot shall be deemed to have frontage on a street where not less than 30 feet of the lot abuts a street.
There shall be a minimum of 800 square feet in each dwelling exclusive of open porches and garages.

17.22.170 Enclosed storage area.
An enclosed cabinet-type storage area shall be provided for each covered parking space. The space of the storage area shall not be less than 100 cubic feet, and no dimension for the measurement of the space shall be less than three feet.
