This zone is in conformance with the General Plan and equal in importance to other land uses.

The Planning Commission may, by resolution of record, permit any other use which it may determine to be similar to those listed above, in conformity with the intent and purpose of this section and not more obnoxious or detrimental to the public health, safety and welfare or the other uses permitted in this district. Existing natural vegetation and land formation shall remain in a natural state unless modification is approved through site plan review in accordance with Chapter 17.102.

Property development standards for public schools are determined through the state accredited school districts in accordance with state law and regulations.
(A) City owned and operated first station by conditional use permit as established by § 17.92.030.
(B) Similar uses permitted by Planning Commission determination. The Planning Commission may, by resolution of record, permit any other use which it may determine to be similar to those listed above, in conformity with the intent and purpose of this section and not more obnoxious or detrimental to the public health, safety and welfare, or the other uses permitted in this district. For procedure, the provisions of Chapter 17.88 shall apply.

17.61.150 Property development standards for utilities (U) - Generally.
The property development standards set forth in §§ 17.33.040 through 17.33.110 shall apply to all the land in the Utilities zone, with the exception that communication towers may exceed the stated height limit in compliance with Chapter 17.65.
