CHAPTER 17

10 A-2 AGRICULTURAL AND RESIDENTIAL ZONE SINGLE-FAMILY

§ 17.10.010 Intent.

The A-2 zone is intended for agricultural purposes, including poultry and rabbit raising, with appropriate single-family dwellings at a minimum lot area of two acres.

§ 17.10.020 Permitted uses.

Buildings, structures and land shall be used, and buildings and structures shall hereafter be erected, structurally altered or enlarged only for the following uses, plus such other uses as the commission and council may deem (pursuant to Chapter 17.60 CMC) to be similar and not more obnoxious or detrimental to the public health, safety and welfare. All uses shall be subject to the property development standards of the A-1 zone, CMC § 17.08.050 through 17.08.210, except as specifically provided in subsection (B) of this section:
A. 
All uses permitted in the A-1 zone, CMC § 17.08.020(A) through (I);
B. 
Commercial poultry and rabbit raising, provided that:
1. 
No killing or dressing shall be permitted other than of the poultry or rabbits raised on the premises and that such killing or dressing shall be done in an accessory building designed specifically for said purpose,
2. 
No poultry houses and/or runs or rabbit hutches shall be located less than 100 feet from the boundary with any adjacent residential or A-1 zone.
C. 
Two-Unit Development and Urban Lot Splits. The provisions of Chapters 16.02 and 16.06 CMC and CMC § 17.33.060 shall apply.

§ 17.10.030 Uses permitted subject to conditional use permit.

The uses which may be permitted subject to a conditional use permit in the A-1 zone, CMC § 17.08.030, may be so permitted in this zone.

§ 17.10.040 Prohibited uses.

The following uses are expressly prohibited in the A-2 zone, unless otherwise set forth in CMC § 17.08.020, 17.08.030 and 17.10.020:
A. 
Multiple dwellings;
B. 
Commercial uses;
C. 
Industrial uses;
D. 
Hog ranches.

§ 17.10.050 Property development standards generally.

The property development standards of the A-1 zone, CMC § 17.08.050 through 17.08.210, shall apply to all land and buildings in the A-2 zone, except that any lot held under separate ownership, or that was of record on the effective date of the ordinance codified in this title which is substandard in area or dimensions may be used subject to all other standards. The special provisions of CMC § 17.10.020(B)(2) shall apply.

§ 17.10.060 Site plan review.

The provisions of Chapter 17.64 CMC shall apply.
