ZONING DISTRICTS AND OFFICIAL ZONING MAP
The following zoning districts are hereby established within the City of Crawfordville in order to promote responsible growth, lessen congestion on the public thoroughfares, secure safety from fire and health dangers, promote desirable living conditions, and provide for the general health, safety and welfare of the people of Crawfordville, Georgia.
A-1 Agricultural District. This district maintains the rural aesthetic character of the undeveloped areas within the city limits of Crawfordville. The district promotes low density uses which provide for the preservation of open space, forest, and farmland, by limiting the density and intensity of development and the associated potential impacts of noise, congestion, and traffic.
R-1 Single Family Residential. This district is intended primarily for single family detached dwellings and, certain other governmental, educational, religious, and recreational uses and structures that serve the needs of neighborhood areas.
R-2 General Residential. This district provides for residential uses as allowed in the R-1 District as well as single family attached, duplexes, along with manufactured houses on single lots subject to applicable city code; and, certain other governmental, educational, religious, and recreational, structures that serve the needs of residential areas.
R-3 Mixed Density Residential. This district provides for residential uses as allowed in the R-1 and R-2 Districts as well as multifamily dwellings and, certain other governmental, educational, religious, and recreational, structures that serve the needs of residential areas.
MHP Manufactured Home Park. This district is intended to provide for the orderly development of manufactured housing parks within the city limits subject to applicable city code.
C-1 Central Business District. This district accommodates a wide variety of office and retail uses along with other compatible commercial uses in a manner that promotes pedestrian accessibility through traditional building character. Structures in the Central Business District should be relatively small in scale, located close to the street and support a mixture of related uses in order to accentuate Crawfordville's existing small town feel.
C-2 Highway Business District. This district provides for a variety of commercial uses that are best served by a high level of visibility, generate higher traffic volumes or cater to the traveling public.
I-1 Industrial District. This district encourages the orderly development of areas containing certain types of industrial uses.
The boundaries of the zoning districts are shown on a map entitled "Official Zoning Map, Crawfordville, Georgia" which, together with all explanatory matter thereon is hereby adopted by reference and declared to be a part of this Article. The zoning map shall be identified by the signature of the mayor attested by the City Clerk, together with the date of adoption of this Article.
The zoning map, which shall be located at the City of Crawfordville Municipal Complex, shall be the final authority as to the current zoning status of land and water areas, buildings, and other structures within the city.
Where uncertainty exists as to the boundaries of the districts as shown on the zoning map, the following rules shall apply:
1.
Boundaries indicated as approximately following the centerlines of streets or highways shall be construed to follow such centerlines;
2.
Boundaries indicated as approximately following platted lot lines shall be construed as following such lines;
3.
Boundaries indicated as approximately following city limits shall be construed as following such city limits;
4.
Boundaries indicated as approximately following railroad lines shall be construed to be midway between the main tracks;
5.
Distances not specifically indicated on the zoning map shall be determined by the scale of the map.
Amendments to the zoning map shall be in accordance with the provisions of Article V [of this appendix].
Where a zoning district divides a lot, tract or parcel of land at the time such district boundary is established, the use classification of the less-restricted district may be extended to the property line, but shall not be extended more than a distance of 100 feet without the permission of the Planning Commission.
Any land area added to the incorporated area of the City of Crawfordville shall automatically be classified as R-1 until or unless otherwise classified by amendment to the zoning map.
