- RESIDENTIAL DISTRICT R-3
This district is composed of high density residential areas located near the commercial areas or near the center or older part of town. This residential district is not completely residential as it includes public and semipublic, institutional and other related uses. However, it is basically residential in character and, as such, should not be spotted with commercial and industrial uses.
In residential district R-3 structures to be erected or land to be used shall be for one or more of the following uses:
4-1-1.
All categories allowed in residential district R-2.
4-2-1.
For lots containing or intended to contain a single permitted use served by public water and sewage disposal, the minimum lot area shall be 7,500 square feet, plus 2,000 square feet for each additional dwelling unit.
4-2-2.
For lots containing or intended to contain a single-family dwelling not served by public water and sewerage systems the minimum lot area shall be 15,000 square feet. The required area for any such use shall be approved by the health official. The administrator may require a greater area if considered necessary by the health official. All other permitted uses shall be served by public water and sewerage systems.
Structures shall be located 30 feet or more from any street right-of-way which is 50 feet or greater in width, or 50 feet or more from the center of any street right-of-way less than 50 feet in width. This shall be known as the "setback line."
For permitted uses the minimum lot width at the setback line shall be 50 feet or more, and for each additional dwelling unit or permitted use there shall be at least ten feet of additional lot width at the setback line.
4-5-1.
Side. The minimum side yard for each main structure shall be five feet.
4-5-2.
Rear. Each main structure shall have a rear yard of 25 feet.
Buildings may be erected up to 35 feet in height from grade except that:
4-6-1.
The height limit for structures may be increased up to 45 feet and up to three stories provided each side yard is five feet plus one foot of side yard for each additional foot of building height over 35 feet.
4-6-2.
A public or semipublic building such as a school, church, library, or hospital may be erected to the height of 60 feet from grade provided that front, side and rear yards shall increase one foot for each foot in height over 35 feet.
4-6-3.
Church spires, belfries, cupolas, monuments, municipal water towers, chimneys, flues, flag poles, television antennas and radio aerials are exempt. Parapet walls may be up to four feet above the height of the building on which the walls rest.
4-7-1.
Of the two sides of a corner lot the front shall be deemed to be the shortest of the two sides fronting on streets.
4-7-2.
The side yard on the side facing the side street shall be five feet or more for both main and accessory buildings except as otherwise shown on the setback map. No accessory building may be closer than 15 feet to any property line, except that if the rear property line fronts on a public alley, then it may be no closer than five feet.
